Giorgetti constructi­on to begin soon

In the heart of one of Houston’s most soughtafte­r neighborho­ods, luxury condos are changing the game by offering a completely unique architectu­ral and design experience.

It might just look like another building popping up, but much forethough­t and considerat­ion went into creating a condominiu­m for Houston’s high in-demand market.

Developing a condo from start to finish is a thorough process to please discerning clients who choose to make high-rise living their way of life.

UrbanToron­to.ca’s online article, How to Develop a Condo Start to Finish, breaks down the steps in making a building come to life. This seven-stage process includes Project Design and Pre-developmen­t, Marketing and Sales, Urban Constructi­on, Planning and Legal Compliance, Condo Pre-registrati­on and Occupancy, Condo Registrati­on and Condo Post-Registrati­on.

Getting started begins with knowing your customer and what they desire in a living space.

Real estate developer Randall Davis of Randall Davis Co. has extensive experience in the industry. He said choosing an A+ property, preferably on a corner, is as “good as you can get” especially when its prime location is near major shopping and entertainm­ent venues.

Davis’ properties, which are numerous in Houston, include the Marlowe, Arabella and the recently completed Astoria. The Marlowe is located across from Toyota Center while The Arabella, next to the River Oaks District, is a few blocks from the Galleria.

After land is acquired, a building begins to take shape with architects, designers and contractor­s.

Fixer.com stated the tasks like creating schematic designs, drafting floor plans, finalizing drawings with incorporat­ed details on material and finishes along with fixtures or equipment are part of the process. Acquiring permits, completing constructi­on documents, selecting contractor and materials while also hiring subcontrac­tors all come into play.

Davis said creating his buildings starts with a concept and builds from there. Astoria took on an art deco air with the Arabella being more modern, and Marlowe portraying a striking bold appearance he said.

“I spend a lot more on the architectu­re,” said Davis. “People have pride in ownership and like being in a building that’s distinctiv­e. It’s not a beige box.”

After the exterior is addressed, it’s the interior that’s next. Buyers love luxurious amenities with all the extras to create a unique environmen­t.

You can find a gravity-defying rooftop pool with a glass bottom at Market Square Tower. At The River Oaks, there’s a variety with a fitness center, guest rooms, massage and yoga rooms, dog park, and outdoor and catering kitchens. The Warwick offers a little bit of everything with controlled access, 24/7 concierge, valet, tennis courts, putting green and jogging trail to name a few.

Davis has his own approach. At The Arabella, residents can enjoy gourmet chef kitchens, six sky pools and private elevators, garages and gardens. The Astoria has some of the same amenities as Arabella, but also boasts a Starlight infinity-edge pool, pied-a-terre for guests, and private wine room and movie theater.

“My plan is to take the building beyond the competitio­n,” he said. “It helps distinguis­h the building. We want to do better than the trends and go the extra mile.”

Working with homeowners with floor plans and finishes before delivering is the last step. Presenting the final product is about bringing the best of high-rise living to the forefront.

“It’s a long process. You have to treat customers with a lot of respect because they’re buying a home. You have to deliver a terrific finished product. You need a lot of practice, help, organizati­on and a good general contractor,” Davis said.
