Know which features are standard, upgrades in high-rise community

Moving into a high-rise starts with knowing what comes with your building, from standards to upgrades.

Standards are what every resident can typically expect in luxury high-rises in Houston.

Residents can find numerous shared amenities, which are top-notch for residents. These can include assigned parking in a common garage, pool, workout room and 24-hour valet.

Storage, an important necessity, sometimes does come with a unit, but not always. Extra storage is typically available for a price, according to Highrises.com.

When it comes to decor and amenities, there are a bevy of standards and upgrades for residents will find to enhance their homes, said Erica Baumgartne­r, interior designer with Mirador Group.

“Buyers can find a wide variety of included amenities in the high-rise market from large covered patios with a summer kitchen including a grill and sink. High-end features are also part of highrises. Look for fine touches in European cabinetry in most buildings, appliances such as Gaggenau and Sub-Zero and the highest quality engineered wood floors,” Baumgartne­r said.

Other included features in homes are in-floor drainage for a pet pad, indoor/ outdoor fireplace, oversized master closets, 10- to 12-foot ceilings, quartz countertop­s, designer soaking tubs, frameless glass showers, porcelain tile in all baths, and multiple tile options for baths and kitchen backsplash­es.

For upgrades, buyers can dream, with any and all options available.

“The possibilit­ies are endless,” Baumgartne­r said. “There are upgrades for nearly every aspect of your home. They can choose storage units for purchase, and for the kitchen, they can include additional appliances and Neolith Porcelain countertop­s. There are even upgraded marble flooring and plumbing features in the master bath.”

Additional upgrade options can range from car charger capability (as requested at owner’s expense) for a parking garage to home automation packages, optional Lutron, Crestron QMotion Shading packages and optional Crestron, Savant and Control 4 Automation System packages.

Houston properties have a wide variety of desirable standards and upgrades.

Residents at The Sophie at Bayou Bend can find a gated community, private garage parking, wellness center, dog walking area and private lounge with coffee bar and large-screen television. Each home is prewired for security and surround sound. Upgrades can vary from housekeepi­ng to dog walking, dry cleaning, car maintenanc­e, personal trainers and in-home chefs.

At 2727 Kirby, choices differ between a catering kitchen, temperatur­e-controlled wine cellar, theater room with conference facilities, golf simulator, virtual shooting range room, fitness center with Pilates studio, private spa, two massage rooms, as well as men’s and women’s steam rooms to partake in. Additional services available include housekeepi­ng, dog walking, dry cleaning, car maintenanc­e, personal trainers and in-home chefs.

Buyers can find nearly anything they desire to make their house a home.

“After meeting with every buyer who has purchased a home in one of our condos, I have not come across anyone who has needed anything beyond what we can offer, whether it is included or is an upgrade option,” Baumgartne­r said.
