Floor plan variety available to meet needs of all buyers

So many things to consider when buying or renting a high-rise living space from amenties to location to convenienc­e services, but if you don’t have the floor plan you want with a living space that’s going to fit your lifestyle then nothing else matters.

Whether you’re an urban profession­al or empty nester, there’s a floor plan for you in Houston high-rise market.

According to BDCNetwork.com’s article, 5 Intriguing Trends to Track in the Multi-Family Housing Game, Houston design firm, Ziegler Cooper has designed micros as small as 250-350 square feet as well as 565-600 square feet junior onebedroom units.

The Ivy Lofts, located at 2604 Leeland Street, has also joined the minitrend in housing. As a 24-story microcondo high rise, units are typically under 500 square feet with every possible space maximized for the homeowner with streamline­d living space in East Downtown Houston. Floor plans range from 300-450 square foot lofts and 600-700 square foot condos and penthouse style spaces from 820-942 square feet.

Looking for a more spacious experience to spread out and even enjoy the outdoors from your high rise? The options are numerous.

Properties such as the Villa Borghese at 2855 Bammel Lane have plans that start at approximat­ely 4,820 square feet with each residence having two expansive corner terraces. The Astoria, a 28-story, 75-unit condo tower at 1405 Post Oak Blvd., has two- and three-bedroom units, ranging in size from 1,459 to 5,016 square feet. The Belfiore, a 26-story, 46-unit condo tower, also has roomy floor plans with 4,650 square feet plus 700 square feet of terrace.

Molly Ann Kaplan, a sales associate with John Daugherty, Realtors and a member of the John Daugherty, Realtors Hall of Fame, said larger spaces are abundant throughout Houston properties such as the Four Leaf Towers, St. James High Rise, The Houstonian Estates and Montebello Condos.

Kaplan has even seen where residents will want to purchase double spaces across hallways to have even more space. One of her properties, a 25th-floor penthouse, is listed at The Houstonian with a whopping 5,100 square feet.

“You can get big spaces in Houston,” Kaplan said. “A lot of people don’t want to give up that space. You can have a guest bedroom, a big master with a large closet, four balconies, a very large living area with a study and den. You’ve got everything, and they’re amazing.”

The upcoming Mimosa Terrace, a seven-story, 11-unit mid-rise property in the River Oaks area, began presales in November 2016. The floor plans are expansive where the first five residentia­l levels will encompass two units spanning over 4,400 square feet each while the single, seventh-story penthouse will feature nearly 9,800 square feet of interior, terrace and garden space.

Nicole Calderon, Mimosa Terrace sales associate, said residents still want core areas such as sizable kitchens, living rooms with flex bedroom/spare rooms. Spaces can be as traditiona­l or contempora­ry as they want it to be she added.

“People are really impressed with the scale and terrace option. They like the intimacy of the building.

“It’s a good way to have privacy. It’s like a custom home experience,” Calderon said.
