Six new leases at 1885 Saint James Place have pushed occupancy of the 165,000-square-foot building past the 50 percent mark, according to JLL. Nelson Murphree Legacy Partners developed the building, just south of the Tanglewood neighborhood, to cater to smaller tenants. JLL’s Chrissy Wilson and Russell Hodges represented the landlord, 1885 St. James Place Partners. The deals, which total about 26,000 square feet, are:
• Sage Refined Products, represented by Harry Holmes of Avison Young, will relocate from BLVD Place to a 7,391-square-foot office on the 11th floor.
• Aycock & Co., represented by Matt Trozzo and Graham Horton of CBRE, will move from 7500 San Felipe to a 6,448-square-foot office on the 10th floor.
• Lightfoot, Franklin & White, represented by Hugh Herman of Cushman & Wakefield, will relocate from 5718 Westheimer to a 5,700-square-foot office on the 11th floor.
• Detring Energy Advisors, represented by John Burke of JLL, will relocate from 510 Bering Drive to 4,234 square feet on the 12th floor.
• Continental Underwriters, represented by Chad Beck of Cushman & Wakefield, has leased 1,505 square feet on the seventh floor to establish a Houston office.
• Sertecpet, an Ecuador-based engineering services firm represented by Nan Properties’ Angie Armijos, will relocate from Williams Tower to 1,438 square feet on the 12th floor.
LT Foods USA ,an importer and distributor of Basmati rice, has acquired a 49,778-squarefoot industrial building in Lakeview Business Park at 14523 Fairway Pines Drive, Missouri City. Jarret Venghaus and Jeff Venghaus of JLL represented the buyer. Jason English of Colliers International represented the seller. The building, adjacent to LT Foods’ existing facility, enables the company to expand its operations and product lines in Houston.
