S2 Capital has purchased the 793-unit Brompton Court Apartments, a three-story complex at 7510 Brompton Road near the Texas Medical Center. Mark Brandenburg of JLL arranged acquisition financing through Voya Investment Management. The seller was CMS Brompton Court. Built in 1973, Brompton Court totals 717,000 rentable square feet. The Addison-based buyer plans to upgrade the units with paint, appliances, flooring, cabinetry and windows, JLL said. Improvements will also be made to the swimming pools, fitness center, laundry rooms and leasing office.
Avesta Communities has purchased the Chateaux Dijon Apartments, a 426-unit property on 10.8 acres at 5331 Beverly Hill in the Galleria area, from FHB Beverly Hill LP. Glenn Dickerson of New-Quest Properties represented the buyer. The deal, which topped $45 million, represents Floridabased Avesta’s third acquisition in Houston, New-Quest Properties said. Built in the mid 1960s, Chateaux Dijon contains units ranging from 510 square feet to 1,380 square feet.
Crow Holdings Industrial has purchased Randalls’ former 700,644square-foot cold-storage warehouse and distribution center on 70 acres at 10700 Telge Road. The buyer plans to add three more buildings, boosting the project to more than 1 million square feet. Holmes Davis of Binswanger in Dallas represented the seller, Albertsons Cos. Cory Driskill and Will Mundinger represented the buyer in-house.
Clipper Americas ,a global shipping company, has leased 6,283 square feet at Town Centre I, at 750 Town & Country Blvd. Eugene Terry of JLL represented the tenant. Kevin Nolan and Bob Cromwell with Moody Rambin represented the landlord. Parent company Clipper Group is reorganizing its offices into three main hubs in Copenhagen, Houston and Hong Kong. Employees in Connecticut and Brazil will join the Houston office, which will relocate from 16200 Park Row Drive in the third quarter.
Insperity has opened a 4,093-square-foot district office at 2245 Texas Drive in Sugar Land Town Square. Rich Pancioli of CBRE represented the tenant. Don Janssen of Planned Community Developers represented the landlord.
NAI Partners arranged two leases at 2201 Market St. in Galveston: Kempner Capital Management, 6,434 square feet; and Harris & Eliza Kempner Fund, 823 square feet. Zach Leger and Jacob Aldridge represented the landlord, 2201 Market. Warren Hitchcock of North-Marq arranged acquisition financing for Elm Grove Apartments, a 136unit complex at 2921 Sycamore Springs Drive, Kingwood.
