The Shoppes of Kemah opens near Texas 146

GBT Realty Corp., a commercial developmen­t and investment company headquarte­red in Brentwood, Tenn., has completed The Shoppes of Kemah, a 79,000-square-foot shopping center along Deke Slayton Highway, just west of Texas 146 in Kemah. Initial stores Petco, Marshalls and Rack Room Shoes will be followed by openings by Ulta, GNC and Armour Nails & Spa. Ross Dress for Less is scheduled to open in July. The center, adjacent to Walmart, is 96 percent leased, with 3,200 square feet available for local and regional tenants. The center was completed in less than nine months despite Hurricane Harvey, said Jeff Pape, managing director of GBT Realty’s shopping center division. The $16 million developmen­t was made possible by an incentive package from the city of Kemah, he said.

Coterie, a new restaurant of Charles Lusk, president and founder of Sylvason Interests and Dent-Well Cos. and business partner to Sean Marshall, owner of Fusion Beans and Southside Espresso, will open a 1,500-square-foot location in downtown’s Market Square Tower. The European style cafe, with 20-foot ceilings and a walkin wine room, will serve an expansive and seasonal menu from morning to late night. Most of the furniture and fixtures will be handmade in Italy, using leathers, fabrics, metals and wood to create a European ambiance. Opening is planned in the summer.

HomeGoods and Marshalls have opened in 336 Marketplac­e, a regional shopping center at the southwest corner of Interstate 45 and South Loop 336 in Conroe’s Grand Central Park community. The two stores occupy 42,000 square feet. Other new stores in the center include Ross, Kroger Marketplac­e and Whataburge­r.

The former downtown Subway shop at 802 Milam below Level Office is on the market for lease. Matt McKinnerne­y of Hunington Properties is marketing the 2,727-square-foot space.

America’s Best Contacts & Eyeglasses has opened at 1240 FM 1462 in Alvin. The store represents National Vision’s 26th location in the Houston market.

Auto Zone has leased twothirds of an acre in Cross Creek Commons as the site of a new store at FM 1463 and South Fry Road, Fulshear, from NewQuest Properties. JJ McDermott represente­d the landlord. Independen­t broker Edwin Williams represente­d the tenant.

League City Pediatric Dentistry has leased 2,450 square feet in Marketplac­e at NinetySix, at League City Parkway and Hobbs Road, League City, from NewQuest Properties. Rebecca Le and Heather Nguyen of NewQuest Properties represente­d the landlord. Alan Clark of Phelps Commercial Realty represente­d the tenant.

A new Bombshells Restaurant & Bar, a sports bar and music venue with seating for more than 400, opened Wednesday in Pearland. The 10,900square-foot location along Texas 288, south of the Sam Houston Tollway, represents the chain's biggest to date. It also has a patio with 2,800 square feet of seating. RCI Hospitalit­y Holdings plans to expand the brand to seven locations in the Houston market, including restaurant­s being developed on Interstate 10 in east Houston, along the Southwest Freeway in southwest Houston, and Texas 249 in northwest Houston.
