Dallas-based Jackson-Shaw has reignited its interest in Houston with the start of a three-building industrial project with Thackeray Partners near Bush Intercontinental Airport.

Jackson-Shaw and Thackeray Partners have purchased 20 acres in Park Air 59, a 111-acre mixed-use project of Houstonbased Archway Properties at the northeast corner of Will Clayton Parkway and U.S. 59 in Humble.

The three buildings, totaling 320,000 square feet, mark the first industrial component to break ground in the development. No tenants have been signed.

The project is in the northeast portion of the larger development and is called Parc Air 59. It includes a 160,000-squarefoot building, two, 80,000square-foot buildings, 130-foot and 210-foot truck courts, and trailer parking. Kingwood, Spring and The Woodlands are nearby.

“Parc Air 59 will provide Class-A, last-mile industrial product to the underserved residential growth along the 59 corridor,” Jackson-Shaw development manager Grant Person said in an announcement.

“The project is designed to cater to a wide range of industrial users as small as 15,000 square feet, and being located in the city of Humble, will have a competitive tax advantage over surrounding municipalities.”

The project team includes Arch-Con Corp., general contractor; Powers Brown Architecture; and Kimley-Horn, civil engineer. Comerica provided construction financing.

Jason Dillee, Beau Kaleel, Allison Bergman and Nathan Wynne of Cushman & Wakefield will oversee leasing and management of the project.

Jackson-Shaw, which developed the Clear Lake Office Center in 2000, plans future developments in the Houston area.

Archway Properties kicked off Park Air 59 earlier this year with a new medical office building for Vital Heart & Vein. Additional sites are being marketed for retail, restaurant, industrial and services.
