Museum District, Med Center area hot spots for luxury condos

Bustling Houston has much to offer in the Medical Center area and Museum District with employment, restaurant­s and venues to enjoy.

It also has gorgeous, state-of-the-art, luxury condos where you can choose to make this area your home to be either close to your job or things you love to do.

Mike Mahlstedt of Heritage Texas Properties said the new trend in the area has been the building of midrise buildings.

In the past few years, several have been built to offer options for homeowners. One of these is the Oaks on Caroline, a midrise with 28 units featuring luxury finishes along with high ceilings and stone countertop­s. Private balconies offer striking views of the Medical Center and downtown in these oneand two-bedroom options.

A new boutique luxury high-rise, The Mondrian on Caroline, located in the Museum District, has only 20 condominiu­ms. Surrounded by art, culture and more right outside your door, homeowners also can enjoy the outdoors under stately oak trees.

The Moderne Rice Village, which has one residence on each floor and six spectacula­r homes, resides in the heart of Rice Village. With a walkabilit­y score of 93, residents can partake in a world of fashion, restaurant­s and shopping in their own neighborho­od.

Another one of the newest luxury condo communitie­s is The Chesterfie­ld on Blodgett. This boutique building features high ceilings, quartz countertop­s with waterfall-style islands, peninsulas and custom solid wood cabinetry. The building is comprised of 35 one- and two-bedroom residences.

All of these have something special to offer their homeowners from access to the extended light rail to proximity to Hermann Park, the Houston Zoo and Museum of Fine Arts, to name a few said Mahlstedt.

“These buildings are targeting profession­als who want the walkabilit­y where everything you need is close by,” Mahlstedt said. “The work/ life balance is more and more important. Some of the buyers want to stay near the neighborho­ods they have lived in all their life, like West U and Southampto­n, but want more of a lock-andleave lifestyle, instead of the maintenanc­e of a large home.”

Midrise and high-rise luxury condominiu­ms are continuing to be in demand, Mahlstedt said.

“There have been 40 mid-/high-rise sales in the area compared to 94 in 2017 so we are on track to have a similar number of sales this year. The average sales price is up slightly,” he said.

Additional properties in the Museum District and Med Center area include Chateau Ten Sunset, The Spires, The Valencia, Serento and 7575 Kirby.
