Mixed-use project ahead for Springwood­s Village

Springwood­s Village’s urban district is gaining new entertainm­ent and retail space.

Work has begun on a twostory office/retail building of 50,000-plus square feet at 1401 Lake Plaza Drive in Spring, and a previously announced 50,000square-foot Star Cinema Grill.

The buildings, part of the 60-acre City Place developmen­t at the core of Springwood­s Village, just south of Exxon Mobil’s campus, are in addition to City Place 1, Springwood Village’s first multitenan­t office building. It will bring 149,600 square feet of office and retail space at 1700 City Plaza Drive in the second quarter of 2019.

The newest project, scheduled for completion in the first quarter of 2019, is being developed by a Patrinely Group-led joint venture that also includes USAA Real Estate and CDC Houston. The 1,200-seat, 10-screen theater was announced in February.

The new mixed-use building will have 25,500 square feet of retail space on the first floor and 26,750 square feet of office space. The second floor offices will have 14-foot ceilings with full height glass, an outdoor terrace and a skybridge entrance from the parking garage. The office portion will have a dedicated ground floor lobby.

Dennis Tarro of Patrinely Group is directing the leasing efforts with assistance from Crystal Allen and Chace Henke of Transweste­rn for the retail component and Chrissy Wilson and Russell Hodges of JLL for the office side.

By the end of the year, some 20,000 people will work and live in and around City Place, developers said. The American Bureau of Shipping will open its headquarte­rs building in CityPlace this year, along with a new Marriott City Place. HP is also finishing up its campus.

Springwood­s Village is about 20 miles north of downtown near the Grand Parkway, Interstate 45 and the Hardy Toll Road.
