West Ave to renovate, rebrand for 2019 completion
San Francisco-based FPA Multifamily has acquired the West Ave mixed-use project at 2800 Kirby at Westheimer. The development, consisting of 397 apartment units at Gables West Ave and 193,895 square feet of retail space, will be renovated and rebranded with completion planned in 2019. The retail component, which is 94 percent leased, will be called Shops at Arrive, and the apartments will be named Arrive River Oaks. Six retail spots are available, ranging from 1,135 square feet to 7,131 square feet at the recently shuttered Del Frisco’s Grille. The company plans to target a fullservice restaurant, a fast casual restaurant and a boutique fitness studio for the larger spaces. Current tenants include Tootsies, Pondicheri, Milk & Honey and SAP. HFF represented the seller, Gables Realty. Ross Dress for Less has leased 21,998 square feet in Chambers Town Center, at Interstate 10 and Texas 146, Baytown, from NewQuest Properties. Bob Conwell and Brad Elmore of NewQuest Properties represented the landlord. Matt Reed of NewQuest Properties represented the tenant. Main Squeeze Juice Co. has leased 1,492 square feet at The Village at Riverstone, 18841 University Blvd, Sugar Land. Joaquin Orozco of Retail Solutions represented the tenant. Vanessa Barfuss of Regency Centers and Ben Brown of Baker Katz represented the landlord. Burkes Outlet will open a store at the Fountains on the Lake in Stafford on Sept. 27. The
store at 12730 Fountain Lake Circle will be the chain’s 10th in the Houston market. Orangetheory Fitness will open a 3,440-square- foot studio in Yale Marketplace, 3004 Yale, on Friday. The chain now has 17 studios in the Houston market, and upcoming locations in Midtown, Riverstone and Atascocita. Fincher Enclave Partners has sold a 0.6-acre parcel at The Enclave on Eldridge, 1120-1140 Eldridge Parkway. Benny Nguyen with Retail Solutions represented the buyer. Marshall Clinkscales of Colliers International represented the seller.
B Braiding has leased 1,200 square feet at Westchase Center, 10434 Richmond. Jonathan Aron represented the landlord, Hunington Properties.
