Guerra competes in ever-changing market
The real estate industry is changing.
“As Realtors we have to change with the industry. We cannot keep doing the same thing and expect to compete in today’s market,” said Terri Guerra, Realtor, Berkshire Hathaway HomeServices Anderson Properties.
Most successful Realtors stay up to date on the trends, market and the future forecasts, which Guerra is known to be passionate about following.
“Many buyers and sellers do their research on the internet before they ever contact an agent. This is one reason I concentrate heavily on internet marketing to other agents and the general public, and make sure my properties are listed. This benefits my sellers and my buyers, too,” Guerra said.
Guerra’s focus area is inside Loop 610 that includes the Heights, Garden Oaks, Oak Forest, Timbergrove and Rice Military. This native Houstonian has also called this area home for decades.
“The Heights market is always booming. There is so much happening here that you rarely need to leave the neighborhood. There are exciting and diverse restaurants, night life, boutiques, specialty shopping — all walkable. There are also hike-andbike trails. We also have great schools, and homes in most price points,” Guerra said.
Guerra has been in real estate for over 30 years and has never looked back.
“My family was in commercial construction, where I had my first job in 1980. I then began working for a real estate entrepreneur in the bookkeeping department. My boss started teaching me the ropes of buying and selling in the commercial real estate industry,” Guerra said.
In these positions, Guerra learned the meaning of accountability and the importance of communication. She has also worked in the legal field and the title business.
From commercial real estate she made the transition to residential real estate over three decades ago.
“I love meeting new people and love what I do. Every day is an adventure,” Guerra said.
Guerra, an award-winning Realtor, has a long list of certificates from continuing her education to ensure her clients have the best possible service. The certificates include Certified Seller Representative, Accredited Home Staging Specialist, Accredited Luxury Home Specialist, and Certified Relocation Professional.
She also is active in the community, such as a Texas Association of Realtors Ethics and Professional Standards Committee member since 2001, and a Texas Association of Realtors Mediator since 2013.
Guerra is known for being honest with her clients, a good listener, and she asks lots of questions of her clients.
Then she listens. Listening helps her find the perfect home for her clients.
Guerra is all about her clients, and making sure they are happy. She works hard to ensure they are smiling at closing.
“All that matters is that my clients are happy,” Guerra said.
