A new home for homebuilde­r

PulteGroup, a top builder in the Houston area, is movinginto Transocean’s old digs.

PulteGroup, a top 10 homebuilde­r in the Houston area, is getting a new home of its own.

The Atlanta-based company has leased 20,978 square feet at 1311 Broadfield Blvd. for relocation of its Houston office and design center. The building is less than a mile east of its location at 16670 Park Row in the Energy Corridor.

The national homebuilde­r operates in 50 markets under the Centex, Pulte Homes and Del Webb brands, among others. Last year, the company sold 964 new homes in the Houston area, ranking No. 8 behind KB Home, according to consulting firm Metrostudy.

The company will occupy the first floor of the six-story building, which was built in 2000, in the first quarter. The location, just north of Interstate 10 between the Grand Parkway and Beltway 8, is close to growing communitie­s in the Katy and northwest Houston areas.

“It’s a good location for a homebuilde­r to be,” said John Pruitt, a broker with JLL.

Terms of the deal were not disclosed, but PulteGroup “struck a very favorable transactio­n,” Pruitt said.

The 155,407-square-foot building was previously occupied by offshore drilling company Transocean. Saipem, an engineerin­g company, took the top two floors shortly after Transocean consolidat­ed to Greenway Plaza.

Recently, Transocean signed a lease for the 300,000-square-foot Enclave Place building at 1414 Enclave Parkway.

The PulteGroup deal brings 1311 Broadfield Blvd. to 47 percent leased with the second, third and fourth floors remaining available, JLL said.
