Luxury condos available in several price levels.

Living in a luxury condominiu­m in Houston is a possibilit­y for any budget in every part of the city.

What determines the price of various high-rise properties?

PropertySh­ark.com’s report on How to Evaluate or Price Condo Units stated that elements such as the view, building amenities, fees and numerous factors can determine a price.

According to U.S. News & World Report’s article, What does that luxury building in your neighborho­od mean for your homes’ value, various features can also influence a price, beginning with location which can determine the walkabilit­y aspect for residents.

The importance of walkabilit­y is imperative for residents, allowing them access to some of their favorite restaurant­s, shopping, parks and walking trails. The largest appeal, which also affects pricing, is that these high-rises come equipped with “all the bells and whistles.”

Just because a property is deemed a luxury setting for your new home not all prices are created equal. If you’re looking for a home under the million-dollar mark, there are plenty to choose from.

Mike Mahlstedt with Compass Real Estate said, “From the Heights to downtown, Upper Kirby to Tanglewood/Galleria area, there are tons of opportunit­ies in the vertical space under $1 million.”

The important thing is that these condos have what buyers are searching for. Edgeprop.com said singles and young couples are making the move when looking to find their perfect home. On their wish list for less than $1 million are a minimum of 500 square feet and proximity to an abundance of amenities.

Mahlstedt said options are great for affordable urban-style living.

“Two-bedroom condos in newer buildings can range from the $600,000 and up. You can get square footage over 3,000 square feet for under $1 million in several of the older buildings from 1970-1990,” he said.

You can find options at places such as The Houstonian Condos for under $600,000, at the Astoria Condos for under $800,000, and at The Memorial for just under $1 million.

Buyers can find comfortabl­e luxury at Highland Towers for under $400,000 with spacious balconies, hardwood floors, a high-end kitchen complete with Carrara marble counters, wine chiller and Bosch appliances. There is also an awardwinni­ng pool, outdoor fireplaces, grill/dining, gym, lounge, dine/wine room and catering kitchen, valet parking and 24hour concierge.

At The Spires in the Medical Center, buyers can find a range between in the upper $400,000s to the mid-$600,000s equipped with all of the amenities homeowners are searching for. This full-service building, which has been remodeled, offers views of downtown and a coveted highend kitchen complete with Sub-Zero, Wolf and Bosch appliances, and Woodmode/Brookhaven cabinets.

“Houston’s vertical offerings include buildings of all ages with different levels of amenities and services. There are great options throughout different areas of the city for buyers of every budget, from under $200,000 to over $7 million,” Mahlstedt said.
