Spotlight on the area’s renovation of older buildings

With all the upcoming and newly establishe­d condominiu­m constructi­on popping up throughout Houston, don’t not forget that some of the city’s finest condo buildings are still setting the standard for luxury residences.

David Gugino with John Daugherty, Realtors, said that as new buildings are completed, older buildings

are remodeling and enhancing their offerings to attract residents.

Most of these well-known buildings are revamping, brightenin­g things up, and refreshing their soft goods such as the upholstery, lighting, and painting. Renovation­s like these are great ways to give residents that luxury hotel feel, Gugino said.

“We are seeing this all over Houston,” said Gugino. “The Royalton is undergoing a lobby renovation, softening up the colors and adding new lighting. They have finished their gym and ballroom already.”

The Regency House, located at 2701 Westheimer, is also beginning to remodel starting with re-glazing their windows and painting the exterior of the building. According to Gugino, when this phase is completed, residents will then begin to see a refreshed lobby, gym, and elevators.

“The Cosmopolit­an has also renovated its first-floor lobby and has installed all new exterior landscapin­g,” said Gugino.

Due to their age, several buildings are remodeling and making both interior and exterior changes as well as updates such as changing their floors and even changing out stone to marble.

“Older buildings are doing this because they want to stay current and be able to provide the same value and lifestyle as the newer buildings

that are going up. In addition to cosmetic changes, some buildings are also adding new amenities,” Gugino said.

Looking for special features?

“Many buildings are prewired with Cat 6 data lines, which makes it easier to integrate smart home systems, voice control automation, and other technology systems that can control lights, shades, AC, and more.

The Hawthorne, for example, offers on-site technology consultant­s that can help residents with their technology needs,” said Gugino.

Additional­ly, fire sprinklers in units are another feature that are becoming standard, Gugino added. Recycling programs are also important to residents, as are state-of-the-art gyms, coffee bars, pet runs, pet washing stations, and overnight guest suites for visitors.

“Buildings always need to remain attractive to both current residents and new buyers,” Gugino said. “Homeowners have input in what upgrades and changes are made, and the HOA usually implements them. Buildings know that they have to stay current and continue to put new amenities in like coffee bars and lounges, for example.”

With fresh updates and in-demand amenities included, these condominiu­ms also have other pluses for residents. When it comes to comparison­s, it just depends on what the resident’s needs are. Some may be looking for 24-hour concierge, while others may need dog walking services or valet, Gugino said.

“Most of the older buildings have larger bedrooms than the newer buildings, as well as patios and/or windows that open. Older buildings also tend to sell at a slightly lower price point, which allows residents to renovate to suite their personal taste,” said Gugino.
