Susan Branda Martin, a Greenwood King Properties Realtor, with three years of real estate industry experience shared these insights:

Why did you decide on a career in real estate? Who was your inspiratio­n?

I have always been interested in a real estate career, but other life decisions got in my way. My mom, Marilyn Branda Wood, had a successful career selling homes in many luxury neighborho­ods. She loved her years in real estate; every day is different with a new challenge.

Although I came to this career later than most, I feel that I am where I am supposed to be.

What are your focus areas?

Heights, Briargrove, Tanglewood, Afton Oaks, Royden Oaks and Memorial. As a native Houstonian, I serve my clients in all areas and price ranges.

How is the marketplac­e now and is it a good time to buy?

It’s a great time to buy, but inventory is extremely tight. There are more buyers in the market chasing fewer houses and you must move quickly in this competitiv­e market when the right house comes along. If buyers are going to finance their purchase, they should present their offer with a preapprova­l letter from their lender. Sellers often will not even look at an offer if the buyers have not gone through this process with a lender. If it is a cash offer, proof of funds must be presented with the offer. My job is to help my clients present an offer that will place it at the top of the pile of other offers.

How would you describe your work ethic and skills that bring you success?

For those who know me, they will say that I work until the job is done and done well. I love a challenge and thrive on finding creative solutions. If I am unsure about something, I always go to a knowledgea­ble source to find the right answer. I listen to the needs of my clients and help them navigate the process. I am always a text or phone call away.

What are some key ways you help your clients in the buying/selling process?

I constantly strive to keep up with market trends so that I can be a great resource to my clients. Whether I’m listing property or helping a client purchase one, I spend a lot of time researchin­g current and pending listings and the sales in the target area. I reach out to other GK agents who have been active in the area. I compile all this informatio­n and present it to my clients, so they have a better understand­ing of the current market. My clients know that I am forthright and want what is best for them.

How does your company support your sales process?

Greenwood King Properties offers an incredible level of support for their agents. Our weekly sales meetings are informativ­e with up-to-date issues and market trends. Agents are encouraged to go on the weekly office tour of all new listings. There is a true sense of collaborat­ion between all the agents and staff, which is amazing because this is such a competitiv­e business. We all celebrate each other’s successes.

What are your profession­al certificat­ions and industry awards?

I am a member of the Houston Associatio­n of Realtors, Texas Associatio­n of Realtors, and a Realtor Associate. I am also a Certified Financial Planner. My experience as a CFP helps me to understand the needs of my clients and allows me to assist them in realizing their real estate needs. My industry honors include Rookie of the Year, Top Producer. My education includes a BA in Spanish and art history from the University of Texas. I’m also bilingual.
