Retail center taking shape in northern Spring area
Creekside Park Village sprouting up on 100 acres along rapidly developing Kuykendahl Road
Construction crews are making headway at the site of the Creekside Park Village Center, a 100-acre shopping center that will be anchored by an H-E-B grocery store and a Walgreens pharmacy.
Creek side Park, located off Kuykendahl Road, will be the seventh village center in The Woodlands.
Jim Carman, senior project manager for Howard Hughes Corp., which owns The Woodlands development, said the steel- work is complete, the exterior walls are underway and the roofs are almost finished.
“We’ve had tremendous progress,” he said. “Very quickly, we’ll be working inside the buildings.”
Carman estimates that tenants will be able to begin their build-outs in late July or early August.
Rip Reynolds, senior leasing manager for the Howard Hughes Corp., said 15 leases have already been signed at the center.
“We’re seeing a really strong demand,” he said. “We’ve been getting calls every day. It’s really tak-
ing shape.”
Reynolds explained the location drives up the interest in renting.
“It’s our last village, and it’s the only village without a grocery or service center,” he said.
Subway, Crust Pizzeria, Woodlands Family Dental and Dentistry of Creekside Park have already signed leases. Other tenants include Vein Clinics of America, Studio A Pilates, Realty Executives, Lone Star Reality, Creekside Village Dry Cleaners, Nails of America and U-Swirl Frozen Yogurt.
Creekside Park Village Center also will feature neighborhood shops and services, professional offices and restaurants.
Reynolds said 10 to 12 spaces are left, depending on the size required for a business. Thedevelopment company also is working hard to help tenants move in as soon as possible.
Carman said that neighboring businesses are also making progress at their sites.
“H-E-B is well underway,” he said. “They’re moving at lightning speed.”
Primrose School, which is located close by, already is open for business. First Bank, Walgreens and First Victoria National Bank are also all under construction. Crews will begin working on the Creekside Village Green — a scenic, treelined park with a water feature — that will serve as a centerpiece for the village center.
“We’re especially excited about the park that the Township is working on with us,” Carman said. “We’re excited about the community component of the center. We’re putting a lot of time and effort into the design.”
The 10,000- squarefoot lawn area will feature shaded arbors and a water feature. A 4,500-squarefoot restaurant will stand at the west end of the park and two 40,000-squarefoot buildings will provide office and retail space on the north and south sides of the lawn. Carman said the park is his favorite feature of the village center. He also believes occupants, neighbors and visitors will enjoy the architecture.
“The architecture is Modern Craftsman, a look that blends well with the Village of Creekside Park,” he said.
The design will also have a definite Texas feel — with the incorporation of natural limestone from the Hill Country. Carman said the official groundbreaking for the Village Green will take place next month. He added that once the tenants gain control of their spaces, the construction of the interiors should take less time to finish.
“The tenants can focus on their individual spaces, and there will be 15 to 20 contractors working on the site,” he said. “It will move quickly.”
Carman said the park and center should be completed in the fourth quarter of this year.
