Namesake tenant in Williams Tower signs up to stay on

Williams, the lead tenant in its namesake tower by the Galleria, has renewed a lease for nearly a quarter of the space in the 64-story building at 2800 Post Oak Blvd.

The Tulsa-based natural gas pipeline company has committed to a long-term renewal for 353,944 square feet in Williams Tower, CBRE announced. Terms were not disclosed.

CBRE’s Dave Hanusa, Bonnie Kelley-Dienna and Jason Presley represente­d the landlord, Invesco Real Estate. Ronnie Deyo and Beau Bellow of JLL represente­d Williams in the renewal.

“We are very proud that the Williams Cos. elected to continue their long relationsh­ip and identity with the building,” Hanusa said in an announceme­nt. “This lease is a very strong endorsemen­t of the building and its ownership.”

Transconti­nental Gas Pipeline, a subsidiary of Williams, has been lead tenant in the 1.5-million-square-foot building since it opened as Transco Tower in 1983. At the time, it was believed to be the tallest building outside a downtown district.

The building houses nearly 700 Williams employees, more than anywhere outside the Tulsa headquarte­rs. Williams gained the location with the acquisitio­n of Transco Energy Co. in 1995.

Developed by Houstonbas­ed Hines and designed by Philip Johnson and John Burgee, the building was completed in just 16 months, according to Hines. Transco was allowed to move in while work was still being done on the building’s upper floors.

The building, which is 92.3 percent leased, serves as global headquarte­rs for Hines. Quanta Services is the next biggest tenant after Williams.

Invesco Real Estate acquired the building from Hines Real Estate Investment Trust in 2013.

“This renewal is a tremendous vote of confidence for the iconic Williams Tower and the submarket as a whole,” Deyo said.
