Total Plaza slated for more upgrades with anchor tenant renewal
Total, a global energy company based in Paris, has renewed and expanded its U.S. corporate offices lease at downtown’s Total Plaza, 1201 Louisiana. The company will expand its requirement by 48,452 square feet, or nearly 20 percent, for a total of 305,680 square feet and will retain naming rights to the building as part of the deal, landlord Brookfield Properties announced. Building upon a new fitness center and bike room, Brookfield next plans a renovation of building’s main lobby, including new floor and wall finishes with new lighting and ceilings; modern finishes in the elevator cabs and lobbies; new furniture and security console; and new signage and graphics inside and out. Clint Bawcom and Jon Dutton represented Brookfield internally. Mark O’Donnell of Savills Studley represented Total, which has been the building’s anchor tenant since 2005. With the expansion, Total occupies more than a third of the 35-story tower.
Kilpatrick Townsend & Stockton, a national law firm that opened a Houston office in 2017, has signed a 17,519-square-foot lease for the entire 43rd floor of downtown’s Bank of America Center. Doug Elliott, Ron McWherter and Paul Penland with CBRE represented the tenant. John Spafford of Madison-Marquette, formerly PMRG, represented the landlord, M-M Properties.
Smyser Kaplan & Veselka, a boutique trial and litigation firm in Houston, plans to relocate to the 28th floor of 717 Texas in August. The project team building out the 27,795square-foot office includes Basic Builders, Jory Alexander of Kendall/Heaton Associates as the lead design architect and interior designer Megan Ebert. The firm will move from 22,388 square feet at nearby 700 Louisiana. Win Haggard of Colvill Office Properties represented the landlord. George “Trey” Strake III and Jim Bailey with Cushman & Wakefield represented the tenant.
STA Wealth Management has leased 10,092 square feet in CityCentre, 800 Town & Country Blvd. Kevin Saxe, Ryan Roth and Graham Horton with CBRE represented the tenant. Colvill Office Properties represented the landlord, SCG Citycentre One.
Formwork Services & Supply leased 217,800 square feet on five acres at 2200 Lauder. Carlton Anderson with CBRE represented the landlord, Allied Stone. Glynn Mireles with CBRE represented the tenant.
New Edge Precision Machining has leased 9,000 square feet at the 5725 Cunningham. Jim Autenreith and Chris Ochterbeck of Moody Rambin represented the landlord, HRD Interests. QRC Valve Distributors leased 5,532 square feet at the Park Plaza Business Park, 11104 W. Airport Blvd.. Spencer Starkey and Kurt Kistler of Moody Rambin represented building owner Stafford Office Park II. David Claros of Caldwell Cos. represented the tenant.
Agellan Management has selected NAI Partners’ landlord services division to manage portions of its Florida industrial portfolio. The properties total nearly 2 million square feet and include 6100 McIntosh Road in Sarasota, 1820 Massaro Blvd. and 6422 Harney in Tampa. The deal represents NAI Partners’ first assignment outside of Texas.
The Law Office of Bryan Fagan renewed and expanded to 10,008 square feet at 3707 FM 1960 West for five years. The building is owned by Hartman Income REIT.
Becht Engineering Co. has leased 1,223 square feet at 14531 FM 529. Dani Allison of Office Solutions represented the landlord.
Forge Systems leased a 7,500-square-foot industrial property at 5049 FM 2920 in Spring from 5049 FM 2920 LLC. Stephen Hazen and Drew Aston of Lee & Associates brokered the deal.
