Distribution International expansion includes new downtown office
Distribution International, a mechanical insulation distributor and fabricator with operations in the U.S. and Canada, has leased office space at downtown’s KBR Tower and will consolidate its industrial footprint in northeast Houston, according to commercial real estate firm JLL.
The Houston-based company renewed an industrial lease for 171,000 square feet at 9000 Railwood Drive and is expanding with a new lease on an adjacent property with 80,000 square feet at 9040 Railwood Drive. The facilities will serve as an operational hub for the company’s warehouse, distribution, manufacturing and fabrication operations.
Distribution International subleased 24,600 square feet of office space from KBR in KBR Tower, at 601 Jefferson, for a new field support center that will serve customers and employees across the company’s network of more than 90 branch locations, according to CEO Steve Margolius.
JLL’s Louie Crapitto, Ryan Fuselier, Craig Jones and David Buescher represented Distribution International in the leases. Matteson Hamilton and Jeremy Lumbreras of Stream Realty Partners represented DRA Advisors, owner of the Railwood Drive properties. JLL also represented KBR in the sublease at KBR Tower, which is owned by W.P. Carey.
Distribution International, a portfolio company of private equity firm Advent International, supplies insulation materials to power generation facilities, petrochemical and industrial refineries, military and commercial vessels, offshore rigs, and government buildings.
Boston-based Berkshire Residential Investments has purchased Vargos on the Lake, a 276-unit apartment property west at 2411 Fondren in the Piney Point Village area west of the Galleria. Completed in 2015, Vargos on the Lake consists of one- and two-bedroom apartments and three-bedroom townhomes with attached garages. Hunington Residential developed the property on the former site of Vargo’s Restaurant.
Howard Hughes Corp. has broken ground on a 179,338square-foot apartment and townhome project on 1.67 acres at the southeast corner of Six Pines Drive and Timberloch Place in The Woodlands. This seven-story building in The Woodlands Town Center will have 163 residences, including one-, two- and three-bedroom plans with an average unit size of 1,100 square feet. The development will have a clubroom, fitness center, thirdfloor amenity deck, outdoor cooking, bike storage and coworking spaces as an option for residents who work from home. Shepley Bulfinch is the project architect, and Hoar Construction is the construction manager. Completion is planned in late 2020.
Safe Haven Logistics has leased a 5,920-square-foot flex warehouse space at 731 Bradfield Road. Doc Perrier and Jason Gibbons with Finial Group represented the tenant.
GSD Pearland-Kingsley has purchased 2.35 acres at the southeast corner of Shadowcreek Parkway and Kingsley Drive in Pearland. Brad LyBrand and Brad Elmore of NewQuest Properties represented the seller, A-S 143 SC Ranch LP. Chris Bergmann of JLL represented the buyer.
Slaughter Industrial Fabrication Co. has leased 12,100 square feet of warehouse space at 11602 Canyon Trail Drive in Four Seasons Business Park. Lee & Associates represented the tenant. Jack Gaffney and John Buckley with Finial Group represented the landlord.
A local investor has purchased 4.15 acres of land at 386 S. Egret Bay Blvd. in League City. Maury Bronstein and John S. Wall Jr. of 1912 Ventures represented the buyer. Russell Rau and Pat Pollan of Pollan Hausman Real Estate Services represented the seller, a local family.
Sico Hoelscher Harris ,a personal injury and commercial litigation law firm, has leased 3,342 square feet of office space at 3 Riverway. Alex Taghi of NAI Partners represented the tenant.
USHA Houston has leased 3,610 square feet of office space at 1001 S. Dairy Ashford Road for five years. Kacie Skeen represented the landlord, Hartman Income REIT.
