Civil engineering firms ink leases in West Houston
Van De Wiele & Vogler ,a civil engineering firm, signed a long-term lease for 21,091 square feet at One Eldridge, at 777 North Eldridge Parkway in the Energy Corridor. Anthony Squillante and Josh Morrow of Avison Young represented the tenant. The landlord, Granite Properties, was represented by in-house by Jon Dutton.
The firm, which provides engineering for transportation, master-planned communities, water and wastewater projects, commercial and recreational projects for private and public clients throughout southeast Texas, will be expanding from 12,136 square feet at Granite’s 2925 Briarpark in Westchase. It will move about 50 employees to the fifth floor of its new location in the third quarter.
“As our firm continues to grow, we needed a space that provides an inspiring work environment that allows our employees to be innovative and productive and that’s exactly what Eldridge offers,” Jeffrey Vogler, the firm’s president, said in an announcement.
“Our team is thrilled to be within walking distance from Terry Hershey Park and we are looking forward to the modern conveniences and amenities that the building provides.”
EHRA Engineering now occupies the entire 10011 Meadowglen Lane building in Westchase after signing a new lease and completing renovations. Jason Whittington of NAI Partners represented the tenant, while Brad Sinclair of Madison Marquette represented the landlords, Sunrich Investments and CC Fortune Venture. Architectural and design services were provided by Inventure Design and the construction was managed by HITT Construction.
EHRA provides public infrastructure, transportation, hydraulics and hydrology, land planning, land development, land surveying, construction phase services and landscape architecture services.
FKM Partnership purchased a 48,000-square-foot industrial building on 4.8 acres at 11941 Cutten Road from Clay Partners 11941 Cutten, L.P. Nathan Wynne of CBRE represented the buyer.
An undisclosed buyer purchased The Loop Apartments, a 188-unit, Class A complex at 3400 Loop 336 in Conroe. JLL represented the seller, Apartment Advisors, and procured the buyer. Completed in 2017, the complex consists of eight threestory apartment buildings with units averaging 909 square feet. Greg Austin, Chip Nash, Bob Heard, Chris Curry, Todd Marix, Chris Young, Joey Rippel and Kyle Whitney of JLL represented the seller. Tim Leonhard, Mary Davis and Eric Hightower of JLL arranged a fixed-rate Fannie Mae acquisition loan on behalf of the buyer.
UN Group purchased a 15,000-square-foot industrial building at 2150 Gault Road in Houston. The group plans to use the site for its metal recycling business. Ryan Neyland of Davis Commercial represented the seller, Nan Zhao.
Martin Resource Management renewed a lease for 20,935 square feet of office space at Three Riverway. Don Foster of JLL represented the tenant. Kristen Rabel, Marilyn Guion, Parker Duffie with CBRE represented the landlord, Dar 3 Riverway LP.
World Services Group renewed a 4,357-square-foot office lease at 2777 Allen Parkway. Joshua Brown of Newmark Knight Frank represented the tenant. Kristen Rabel and Elliott Hirshfeld with CBRE represented the landlord, American General Life Insurance Co. DTE Louisiana Midstream expanded to 13,419 square feet of office space at 600 Travis. Jack Warmington, Scott Elliott and Mandy Pope of Newmark Knight Frank represented the tenant.
Ecolab leased 5,000 square feet of office space at 3413 Swensen, Pearland. JR Tomlinson, Louis Pascuzzi, Frank Puskarich of Newmark Knight Frank represented the tenant.
Lone Star HCS signed a fiveyear lease for 1,574 square feet at 305 W. Montgomery, Willis. Kimberly DeVos of Cypressbrook Co. negotiated the lease. The landlord is Mike and Tina Andries.
A private buyer purchased the 11,708-square- foot property at 2232 Blalock from a local seller. Sam Rayburn and Jim Autenreith of Moody Rambin represented the seller. Cody Little of JLL represented the buyer.
Neutron Star leased 7,526 square feet at 11116 W. Little York Road. Brian Clayton of Resolut RE represented the tenant. Joshua Lass Sughrue of NAI Partners represented the landlord.
