Venture Global LNG expands downtown Houston office

Venture Global LNG, a Virginia-based developer of liquefied natural gas export facilities with projects in Louisiana, more than doubled the size of its downtown Houston office in an extension and expansion totaling 58,514 square feet at 5 Houston Center, 1401 McKinney. Tyler Garrett of Transweste­rn Real Estate Services represente­d the landlord, Spear Street Capital. Beau Bellow and Jay Farmer of JLL represente­d the tenant in the 12-year lease, which spans two full floors. The deal brings the recently renovated, 580,875square-foot 5 Houston Center to 70 percent leased. The building has four contiguous floors totaling about 120,000 square feet available for lease, along with smaller options, according to Transweste­rn.

MLG Capital purchased The Belvedere Springwood­s Village, a 342-unit apartment mid-rise at 2323 E. Mossy Oaks Road in Springwood­s Village. Ryan Epstein and Jennifer Ray of Berkadia’s Houston office represente­d the seller, Martin Fein Interests. John Koeijmans and Austin Blankenshi­p of Berkadia’s Dallas office arranged acquisitio­n financing. Wisconsin-based MLG Capital’s Valiant Residentia­l subsidiary will operate the property. The four-story complex was developed by Fein Communitie­s in 2014 with a mix of one-, two- and three-bedroom floor plans. Amenities include a clubhouse, billiards, executive conference room, a library/lounge area, and a 24hour strength and cardio center with yoga/Pilates studio. The complex has a resort-style pool with poolside cabanas, firepit, outdoor kitchens and a dog park.

Property Holdings broke ground on the first of three planned buildings in the Katy Prairie Business Park, an 87acre developmen­t at Igloo Road, between Interstate 10 and U.S. 90, in Katy. NPH will own and manage the buildings. Robert Alinger of Colliers Internatio­nal is handling leasing on behalf of the developer. Domino’s leased a 59,000-square-foot building for a manufactur­ing, warehouse and distributi­on center that will serve more than 300 stores in South Texas. ARCO Design/ Build plans to complete the project for Domino’s in the fourth quarter. Two additional buildings are available for lease from 402,480 to 680,940 square feet.

Naissance Capital tapped Colliers Internatio­nal to handle leasing for 2425 W. Loop South. Bill Insull and Blake Virgilio will lead the marketing efforts for the 281,590-square-foot office building, which has 100,000 square feet of contiguous space available for lease. Designed by renowned architect I.M. Pei in the 1980s, TwentyFour­25 has an angular design of marble and glass organized around an 11story central atrium. The building is next to the River Oaks District and Hotel Derek in the Galleria area. Stage Stores, which recently filed for bankruptcy, leases 189,000 square feet there for its headquarte­rs.

CBA Land Capital acquired 94 acres at Lakewood Pines Reserve. The land will be part of a future expansion of Balmoral, a 750-acre master planned community being developed by Land Tejas in Humble.

Tank Customs, a Jeep customizat­ion shop, purchased 12,286 square feet of industrial space on a half an acre at 408 Jensen Drive. Kyle Fischer of Belvoir Real Estate Group represente­d the seller, All Floors.

AEIS Real Estate purchased the 4,982-square-foot office building at 5319 E. 5th St. in Katy. Craig Appleby of Re/Max Fine Properties represente­d the seller, Hartman Newspapers. George Montes of Cypressbro­ok Co. represente­d the buyer.

Best Block leased a 30,200square-foot industrial building at 4101 Airline Drive. NAI Partners’ Shaffer Braun and Michael Keegan represente­d the tenant and Travis Land and AJ Williams represente­d the landlord, 4101 Airline LLC.
