Boston investor buys Baytown distributi­on building

Boston-based High Street Logistics Properties expanded its Houston portfolio with the purchase of the 129,527-squarefoot Cedar Crossing Distributi­on Center at 3710 Cedar Blvd. in Baytown.

Trent Agnew, Rusty Tamlyn, Charlie Strauss, Ethan Goldberg and Richard Quarles, of JLL represente­d the seller, Mountain West Industrial Properties and American National Insurance Co.

Completed in 2009, Cedar Crossing Distributi­on Center, which sits on a on 7.34-acre sitre, is fully leased to Merih Cotton Corp., a family owned and operated Houston-area cotton distributo­r that has been in business for more than 35 years. High Street purchased the Beltway North Commerce Center in north Houston in January.

First Houston Properties’ Hufsmith RE Partners purchased a 44,000-square-foot manufactur­ing facility on 6.75 acres at 19950 Hufsmith Kohrville in Tomball. The buyer was represente­d in-house by Patrick McKiernan. Katie Jean with Texas Life Realty represente­d the seller.

Phelan-Bennett Developmen­t has broken ground on South 16th Street Distributi­on Center, a 108,975-square-foot developmen­t at 1301 S. 16th St. in La Porte. Planned for completion in the fourth quarter, the project is being developed on land near Fairmont Parkway and Texas 146 purchased from F. Carrington Weems. A zoning change from commercial to light industrial paved the way for the project, which is being offered for lease for single or multiple tenants.

Welcome Land Developmen­t purchased 14.9 acres of land on South Persimmon Street near Holderriet­h Road in Tomball. Mike Spears and Patrick Wolford of Lee & Associates represente­d the seller, 2978 Industrial Properties LLC. Welcome Wilson Jr. with Welcome Group represente­d the buyer.

Ocean 4 purchased the 15,610square-foot assisted living facility at 7741 Tanglewild­e. Richard Copeland of Keller Williams Commercial represente­d the buyer. Elena Bakina of Colliers Internatio­nal represente­d the seller, Best Personal Care.

Electra Capital closed on a preferred equity investment for the acquisitio­n of the 192-unit Element at University Park apartments near College Station. Miami-based One Real Estate Investment acquired the property. Berkadia arranged debt and equity financing. Houston-based Allied Orion Group has been hired to manage the property.

Navig8 America renewed a 5,347-square-foot office lease at 5718 Westheimer. Neil Elliott and Ray Lopez at Cresa represente­d the tenant. Marilyn Guion and Parker Duffie with CBRE Houston represente­d the landlord, 5718 Westheimer Road Investors.

CDM Smith renewed their 13,788-square-foot lease at Royal Oaks Centre, at 11490 Westheimer. Kurt Kistler of Moody Rambin represente­d the landlord. Dustin McFarland of Savills represente­d the tenant.

Seacor Marine expanded its lease to 2,671 square feet in Woodbranch I, 12121 Wickcheste­r Lane. Jack Warmington and Gregory Marconi represente­d the tenant.

An undisclose­d buyer purchased a 2,544-square-foot building at 5848 Highway 6 North. Benny Nguyen of Resolut RE represente­d the buyer. H. Cotton Munson of Davis Commercial represente­d the seller.

Supernova Athletics leased 7,052 square feet at 1331 E. Broadway St. in Pearland. Sam Rayburn and Lawton Anderson of Moody Rambin represente­d the landlord.

Latitude 17 Holding purchased a 25,146-square-foot office/warehouse building at 7311 Galveston Road. Clay Pritchett and Zane Carman of NAI Partners represente­d the buyer. Hache Annamuhamm­edov and Andy Yaltir of Vita Realty represente­d the seller, Yilteks Warehouse.
