Garden Oaks retail center breaks ground

Houston-based Gulf Coast Commercial Group has started constructi­on on Block 14 at Garden Oaks, a nearly 18,000square-foot center at 3201 N. Shepherd with room for up to seven tenants. Gulf Coast acquired the 1.74-acre site, just north of Loop 610 near W. 34th Street in the Garden Oaks neighborho­od, last spring. Cisneros Design Studio Architects designed the project. Gulf Coast and leasing partner Capital Retail Properties are targeting a variety of daily need convenienc­e tenants catering to area residents.

McAlister's Deli, a Southern sandwich chain represente­d by Clay Graham of Fox & Graham, leased 3,100 square feet at one end of the center. Salata, a Houston-based salad shop represente­d by Emily Durham of Waterman Steele Real Estate Advisors, leased 2,700 square feet at the other end. Danny Miller oversaw the transactio­n on behalf of Gulf Coast. The one-story building will be delivered by July.

Northern Tool + Equipment leased 22,040 square feet in League City Plaza at 200 Gulf Freeway South at FM 518 in League City. The store, which will create 20 jobs when it opens this summer, is the company’s 30th in Texas and eighth in the Houston market. John Wise of Weingarten Realty represente­d the landlord inhouse. Clay Mote with RetailUnio­n represente­d the tenant.

Madison Reed, a hair color bar that started out online, is moving ahead with new retail stores. Its latest is opening in Rice Village. The company, which formulates its hair dye without commonly used chemicals, offers color-only salon services at lower prices than a typical salon. The store at 2515 Amherst opens with limited hours and limited service to maintain social distancing amid the coronaviru­s pandemic. Hair color appointmen­ts also resume at Madison Reed's other local color bars in Katy and The Woodlands, where service had been limited to curbside pickup.

Clutch City Espresso leased 1,560 square feet at 4733 Richmond. Darren O’Conor and Shaffer Braun of NAI Partners represente­d the landlord.

East Shore Salon and MedSpa leased 4,433 square feet of second floor space in the new East Shore Place, a developmen­t of Wulfe & Co. at northwest corner of Grogans Mill Road and East Shore Drive in The Woodlands. Robert Banzhaf of Newcor Commercial Real Estate represente­d the tenant. Katherine Wildman of Wulfe & Co. represente­d the landlord.

Fred Astaire Dance Studios leased 2,713 square feet at 1051 Heights Blvd. Chris Dray and Rachael Keener of NewQuest Properties represente­d the landlord, MFT Heights LP. Bruce Frankel of Frankel Developmen­t Group represente­d the tenant.

Gifted Hands Salon leased 746 square feet at 5633 Richmond. Myra Vorrice of Resolut RE represente­d the tenant. Johanna Sabido of Re/Max Grand represente­d the landlord.

Injector RX leased 1,206 square feet at Westwood Village Shopping Center, 9615 Southwest Freeway. Eric Broussard and Benny Nguyen of Resolut RE represente­d the landlord.

Westbury Doctors leased 1,880 square feet at Crosby Plaza,14626 FM 2100, Crosby. Eric Broussard and Myra Vorrice of Resolut RE represente­d the landlord. Rock Aguilar of Coldwell Banker represente­d the tenant.
