Medical office building breaks ground on Woman’s Hospital of Texas campus
Healthpeak Properties is developing a five-story medical office building with parking garage at 7500 Fannin as part an expansion of HCA Houston Healthcare's Woman’s Hospital of Texas campus. Construction on the 116,500-square-foot building began in late May and is slated for completion in December 2021. Transwestern Real Estate Services is handling leasing services. Houston Women’s Care Associates, a 14-provider practice, signed on as a tenant in the building for its expansion on the campus. The building is 36 percent preleased. EE Reed is the general contractor. The campus expansion includes a new hospital entrance accessible from Old Spanish Trail and Fannin.
Protestant Episcopal Church Council of the Diocese of Texas purchased a 19,420-square-foot church facility on 10.5 acres at 3785 Barker Cypress as the new location for Emmanuel Episcopal Church. Tommy LeBlanc and Charlie Neuhaus of Avison Young represented the buyer. Carol Gray and Christina Hipps of International Church Realty represented the seller, Covenant Lutheran Church. Emmanuel Episcopal Church has been sharing space with Temple Sinai, a Reform synagogue, since its former location at 15015 Memorial Drive was flooded during Hurricane Harvey.
Law firm Weycer, Kaplan, Pulaski & Zuber leased 16,768 square feet on the top floor of Weslayan Tower, a 20-story, 509,977-square-foot office building at 24 E. Greenway Plaza. Kevin Kushner of CBRE represented the tenant. Jon Dutton and Steve West represented landlord Granite Properties inhouse. The firm will relocate from 11 Greenway in the fourth quarter. The deal brings the building to 87 percent leased.
Occidental Petroleum extended its 972,145-square-foot headquarters lease at Greenway Plaza through 2031, landlord Parkway Property Investments announced. Terms were not disclosed by Parkway, which in February announced a 91,986square-foot expansion by Occidental.
Sugar Land-based Team Inc. will open a new leased facility with room for expansion in Odessa to service its pipeline integrity and maintenance customer base in the Permian Basin. Houstonbased Archway Properties will complete the 28,222-square-foot build-to-suit development in the Leeco Industrial Park, at 196 Allen Brown Road, by December. Joe R. Jones Construction is the general contractor.
Brixmor Property Group renovated the Kroger-anchored shopping center at 3401 Palmer Highway, east of Texas 146, in Texas City. Houston-based KDW handled the three-month project, which included improvements to the center’s storefronts and roofline, new lighting and wall to hide rooftop equipment. Other tenants in the center include a Workforce Solutions employment office and Baytown Seafood restaurant.
Wag’n World leased a 6,152square-foot building at 1616 Montrose for its second Houston location. The new recreational and boarding facility for dogs expands and supports the location at 3230 Yoakum. Richard Glass and Austin Dabbs of CRC Real Estate represented the tenant. Ashley Casterlin of Davis Commercial represented the landlord.
Gulf Coast Commercial Group is finishing construction on the 17,500-square-foot Pearland Parkway Marketplace at Pearland Parkway and Barry Rose Road in Pearland. LSI is the general contractor and CDA Architects is the architect. The center, which adjoins a future development including a proposed Kroger store, has up to eight retail spaces. Nails of America, represented by Greg Stackhouse of Stack Realty, will occupy a 3,800-square-foot corner. Lin Asian Cafe, represented by Jenny Zhang with Alphamax Realty, leased a 2,100-square-foot end space. Danny Miller is overseeing leasing in-house.
Voodoo Doughnut leased 3,000 square feet at 1214 Westheimer for a store to open by year’s end. Grant Walker and Brad Kilbride of Lee & Associates, along with Wade Greene of Transwestern, represented the tenant. Rocky Mafrige is the landlord.
