Kratos Building Products enters Houston market

Jackson-Shaw announced deals that boost occupancy of its three-building, 320,000-squarefoot Parc Air 59 developmen­t at 18850-70 Eastex Freeway 59 in Humble to 91 percent.

Kratos Building Products ,a tool and building materials company, leased 28,080 square feet in Building 2 for its entry into the Houston market. Building 1 also saw an existing tenant expand by 40,000 square feet. William Sanders and Darrell Hurmis with Henry S. Miller represente­d Kratos, while Brian Askins and Steve King of CBRE represente­d the other tenant. Beau Kaleel and Allison Bergmann of Cushman & Wakefield represente­d Jackson-Shaw and its equity partner Thackeray Partners.

TFH Reliabilit­y Group leased 14,861 square feet at 10344 Sam Houston Park Drive. Doug Little, Louann Pereira and Matthew Seliger of Transweste­rn Real Estate Services represente­d the landlord, Buchanan Street Properties. Patrick Wolford and Travis Taylor of Lee & Associates and Robert Parsley and Chris Nash of Colliers Internatio­nal represente­d the tenant. The deal brings the 159,056-squarefoot building to 100 percent leased.

Century Communitie­s ,a national home builder based in Greenwood Village, Colo., acquired land for two communitie­s in the Houston area with more than 700 lots combined. Fairway Farms, at FM 2978 and Bogs Road in Tomball, is planned to open in spring 2021, followed by Aurora, at Peek Road and Beckendorf­f Road in Katy, in the summer.

Denver-based NexCore Group, in partnershi­p with physician partners, is developing a four-story, 110,374-square-foot physician office building at 10425 Huffmeiste­r Road on the HCA Houston Healthcare North Cypress Campus.

Premier Realty Services signed a 5,030-square-foot industrial lease at 10801 Brooklet Drive. Chris Caudill of NAI Partners represente­d the landlord, Meyao LLC.

Horn Solutions leased 12,485 square feet at 301 Commerce Green Blvd., Sugar Land. Kevin Poynter and Peyton Poynter with Poynter Commercial Properties represente­d the building owner, Commerce Green Associates. Al Gabosch with Moody Rambin represente­d the tenant.

Hartman Income REIT Management broke ground on a 7,500-square-foot retail property at 17211 North Freeway. Completion is planned in the fourth quarter.

Swanson Resources purchased a 6,660-square-foot warehouse at 6715 Theall Road. Jeff Lokey of NewQuest Properties represente­d the seller, SME Associates Property Holding.

M Scott Constructi­on renewed at 6701 Highway Boulevard in Katy. Dani Allison of

Resolut RE represente­d the landlord.

Law Office of Bryan Fagan renewed its 10,008-square-foot lease at 3707 FM 1960 for two years. Rod Hale represente­d the landlord, Hartman Income REIT.

Properties #1 purchased a 4,340-square-foot warehouse at 920 W. Cavalcade St. in the Heights. It was previously used as a CrossFit gym; the new owner plans to renovate it into residentia­l. Cesar Zambrano of Prime Texas Properties represente­d the seller. Lisa Rimkus of Davis Commercial represente­d the buyer.

DX Electric Co. renewed a 9,301-square-foot lease at Four Seasons Business Park. Jack Gaffney and John Buckley of Finial Group represente­d the landlord. Ryan Boozer and Lena Pierce with Stream Realty Partners represente­d the tenant.

Houston-based Welcome Group purchased the 84,195square-foot Devasco Internatio­nal industrial building on 11.5 acres at 1626. S. Cherry St. The facility, which was built in 2008, is being leased back to Devasco for up to a year. The investment follows the purchase of land in Tomball Business and Technology Park, where Welcome Group is developing a 65,961square-foot build-to-suit facility for JDR Cable Systems. KDW is handling constructi­on.
