Engineering firm inks lease in Clear Lake
Hargrove Engineers + Constructors leased 18,900 square feet at 12000 Aerospace Ave. in the Clear Lake area. Matthew Asvestas of Stream Realty Partners represented the landlord, Gemini Rosemont Commercial Real Estate. Charlie Neuhaus of NAI Partners represented the tenant. With the full-floor deal, the 80,000-square-foot building is 100 percent leased.
NF Conroe Investments purchased a 100 percent leased industrial portfolio in Conroe. Nick Spearman of Belvoir Real Estate Group represented the seller, the estate of Henry T. Brooks. The purchase consisted of a 51,044-square-foot multitenant building on 6.94 acres at 2323 N. Frazier St. and a 26,659square-foot building leased by Quanta Services at 979 Drennen Road. Tom Costello with Newman Kelly represented the buyer.
Dallas-based Alto Real Estate Funds, in a joint venture with Houston-based Investment & Development Ventures, acquired 11.7 acres in Katy for the development of a 165,900square-foot, front-load logistics facility. The site, at 7737 Cherokee Drive near Cane Island Parkway and Interstate 10, is in the 473-acre West Ten Business Park, which is home to Amazon, Medline, Igloo, Pepper Fuchs, Southern Glazer’s Wine & Spirits and Bel Furniture. The facility will have 32-foot clear heights, 120 car parking spaces, 32 trailer spaces, 29 dock high doors and four drive-in doors with ramps. Completion is planned in the fourth quarter.
Denver-based National Storage Affiliates Trust purchased a 14-property, 8,517-unit self storage portfolio in markets in Houston, Austin and Dallas-Fort Worth, Minneapolis-St. Paul and St. Louis. Steve Mellon, Brian Somoza, David Berglund and Blaise Tomazic of JLL Capital Markets represented the seller, The Jenkins Organization. The purchase included six properties in Houston, Baytown, Cypress, Humble, League City and Katy.
Genesis Independent Medical Evaluators Administrative Services leased 6,835 square feet at 9800 Richmond Ave. in Westchase. William McCarthy of Finial Group represented the tenant. Philip Schneidau of Woodbranch Management represented the landlord.
DAV Entrepreneurs purchased Cinco-Westheimer Parkway Plaza, a 17,500-square-foot retail center at 20680 Westheimer Parkway in Katy. Jenny Seckinger and Ace Schlameus of Colliers International represented the seller, Hass Holdings. Diamond Adatia of Epic Realty represented the buyer. The center is 94 percent occupied.
Younan Properties launched a renovation of its recently acquired Two Westlake office building in the Energy Corridor and hired Transwestern Real Estate Services to find tenants. The vacant 454,843-square-foot building was most recently occupied by BP and ConocoPhillips. Michelle Wogan, Evelyn Ward and Paula Musa of Transwestern will handle the assignment.
