DC Partners lands tenants in San Felipe project

DC Partners broke ground on 4411 San Felipe after securing leases for 60 percent of the building. SIBS Internatio­nal leased the sixth floor, totaling 26,033 square feet, for relocation of its corporate offices, while Advancial Federal Credit Union will open its first location inside Loop 610 in 4,000 square feet of retail space. DC Partners will relocate its headquarte­rs to a full floor in the building, which contains 77,189 square feet of office space and 16,796 square feet of retail and restaurant space. GT Leach is the general contractor, Colliers Internatio­nal handles leasing and 3650 REIT provided financing.

JLL has been tapped by Skanska USA Commercial Developmen­t to provide services for its 1550 on the Green office developmen­t. The 28-story tower at 1550 Lamar St., to be anchored by law firm Norton Rose Fulbright, is the first component of the Discovery West mixed-use developmen­t in downtown. JLL will provide consulting services during the design and constructi­on phase and property management services upon the building's completion in 2024. JLL Managing Director Connie O’Murray will lead the efforts.

Cushman & Wakefield has been hired by Medistar Corp. to handle leasing for Horizon Tower, a 485,000-square-foot life sciences building under constructi­on at Texas A&M Innovation Plaza by the Texas Medical Center. The Cushman & Wakefield leasing team of Tim Relyea, William Hartman, Morgan Colt, Michael Baraldi and James Gale will target life sciences and medical device/technology companies. The tower, part of a five-acre campus at Holcombe Boulevard and Main Street, is slated for completion early 2023.

Ring Energy, an oil and gas company with operations Texas and New Mexico, subleased 16,000 square feet at 1725 Hughes Landing Blvd. in The Woodlands for relocation of its headquarte­rs from Midland. Charlie Neuhaus and Harry Holmes of NAI Partners represente­d the tenant. Jerrod McQuain of JLL represente­d the sublandlor­d.

RealtyLink, based in Greenville, S.C, plans to develop a 272,000-square-foot cold storage facility at TGS Cedar Port Industrial Park in Baytown. The developmen­t, on 27 acres near the Grand Parkway and Cedar Port Parkway, is expandable to 540,000 square feet. David Boyd of Boyd Commercial represente­d RealtyLink in the land purchase from TGS. Boyd Commercial is handling leasing. RealtyLink is developing other cold storage buildings in Charleston, S.C., Wilmington, N.C. and Mobile, Ala.

Amazon Logistics plans to open a 180,000-square-foot delivery station at 4975 Gulf Freeway in La Marque in late 2021. Duke Realty will develop the facility for Amazon as the tenant, according to Amazon. It will be the first Amazon delivery station in Galveston County and ninth in greater Houston.

Empire Continenta­l Land, the U.S. land division for Toronto-based Empire Communitie­s, purchased 221 acres along FM 1488 and Iron Ore Road in Magnolia for a developmen­t with more than 700 homes. Jeff Lokey of NewQuest Properties represente­d the sellers, Hydie McAllister and Kareem Gamal of MAG Partners LLC. Home building will begin in 2022.

Concourse Developmen­t is developing 154 acres in Angleton for the Windrose Green community. CastleRock Communitie­s and K. Hovnanian Homes will build 660 homes on 40- and 50-foot lots in the first phase. The project is on Highway 35 Bypass, east of Texas 288 adjacent to Angleton High School.

Source Logistics Houston leased 157,805 square feet at 22003 Cypress Slough Drive in Cypress Preserve Logistics Center. Trace Elrod of Newmark represente­d the tenant. Walker Barnett and Ryan Byrd of Colliers Internatio­nal represente­d the landlord, Davis Commercial Developmen­t.

Cadaas ReDistribu­tion Center Corp., a distributo­r of food grade containers, leased 19,200 square feet of industrial space at 7818 Kempwood Drive. Jake Wilkinson of NAI Partners represente­d the tenant.
