Healthpeak Properties launches medical office redevelopment
A joint venture of Trammell Crow Co. and Clarion Partners broke ground on Seton Lake Logistics Center, a 255,704square-foot building targeting medium- to-large sized distribution, fulfillment, e-commerce and light industrial tenants in northwest Houston. The building is being built on 16.8 acres on Texas 249 at Seton Lake Drive. Designed by Powers Brown Architecture, the cross-dock building will have a 32-foot clear height, 52-foot column spacing, 420-foot building depth and 36 trailer parking spaces. Rosenberger Construction is the general contractor. Faron Wiley and Joseph Smith of CBRE will handle leasing for the building, which is planned for completion in October.
Archway Properties sold two development sites in Park Air 59, a business park along U.S. 59 north of Will Clayton Parkway in northeast Houston. Enterprise Holdings purchased 4.88 acres for a truck rental and used car sales lot. Greater Houston Kidney Clinic purchased 1.4 acres to develop a 20,000-square-foot medical office project adjacent to the recently opened Northern Tool + Equipment. Archway will provide consulting and project management services to Greater Houston Kidney Clinic. Austin Alvis of NewQuest Properties and Preston Cunningham of Cunningham Ventures represented Archway Properties in both sales.
Neal Thomson of NewQuest Properties handled negotiations for Enterprise. Archway has 12 acres left to sell of its original 111 acres in the business park.
Healthpeak Properties will launch a redevelopment of West Medical One, a four-story, 168,790-square-foot medical office building at 12121 Richmond Ave. on the HCA Houston Healthcare West campus. Transwestern Real Estate Services, which provides leasing services for West Medical One and neighboring West Medical Two, announced the project. Healthpeak has hired Houston-based Identity Architects and EE Reed Construction to complete the project, which includes two covered patient drop-offs, an outdoor dining area, a tenant lounge, modernized common areas and the addition of three move-in ready suites ranging from 1,300 to 2,500 square feet. Completion is planned in early 2022. Transwestern’s Ashley Cassel and Danielle Lanza are the leasing agents.
Tailift Material Handling USA leased 37,502 square feet at 14710 John F. Kennedy Blvd. in Interwood Distribution Center. The building, a joint venture of Holt Lunsford Commercial and GID Industrial Advisors, was completed in 2020. The tenant, which will be relocating from Ontario, Calif., was represented by Stuart Wiseheart of Lee & Associates. Craig Bean, Kelly Landwermeyer, and John Kruse of Holt Lunsford Commercial represented the landlord.
Integrated Induction purchased a 52,000-square-foot manufacturing building on 7.95 acres at 9110 Taub Road in northwest Houston. Mike Spears and Frank Blackwood of Lee & Associates represented the buyer. David Boyd and Wes Williams of Boyd Commercial represented the seller, Allegiance Bank.
IntegriCert leased a 10,776square-foot building at 11606 Canyon Trail Drive in the Four Seasons Business Park II in northwest Houston. John Buckley and Jack Gaffney of Finial Group represented the landlord. Nick Spearman of Belvoir Real Estate Group represent the tenant.
Badah renewed 4,164 square feet at 2040 N. Loop West. Justin Harrity represented the landlord, Hartman Income REIT.

purchased a 15,525-square-foot industrial building at 13744 Pike Road in Missouri City. Travis Land and AJ Williams of NAI Partners represented the seller, Adkisson Group. Sam Chang of Henry S. Miller represented the buyer.
Schulman, Lopez, Hoffer & Adelstein, a San Antonio-based law firm representing Texas independent school districts, charter schools, local government and nonprofit organizations, purchased a 3,300-squarefoot office building at 1017 Heights Blvd. Chris Dray of NewQuest Properties represented the seller, Johnson, Johnson & Baer. Lisa Rimkus of Davis Commercial represented the buyer.
