Office leasing ramps up at Memorial City
Houston-based MetroNational announced five office leases at its Memorial City complex near Interstate 10 and Gessner in west Houston. Brad MacDougall and Warren Alexander, directors of office leasing for MetroNational, represented the landlord in the following deals:
Jura Energy Management expanded its lease to 15,184 square feet at Memorial City Place, 9821 Katy Freeway. Randy Wilhelm and Liz Westcott-Brown of NAI Partners represented the tenant.
Liberty Oilfield Services leased 20,382 square feet at One Memorial City Plaza, 800 Gessner. Anya Marmuscak of JLL represented the tenant.
AssuredPartners of Houston leased 7,081 square feet at Three Memorial City Plaza, 840 Gessner. Eric Steiner and William Padon of CRBE represented the tenant, which will move in this summer.
Silverbow Resources will move into a 16,213-square-foot office space at 920 Memorial City Way in mid May. Kevin Kushner and William Padon of CRBE represented the tenant.
Gulfspan Industrial moved into 6,879 square-feet at 920 Memorial City Way in early April. Anya Marmuscak of JLL represented the tenant.
Patrinely Group, developer with USAA Real Estate and CDC Houston of the 60-acre CityPlace
district in Springwoods Village, announced new tenants at CityPlace 1, a 149,500-squarefoot building at 1700 City Plaza Drive in Spring. Caliber Solutions, a technology advisory and professional services firm, will occupy 4,475 square feet on the fourth floor. Continental Land & Fur Co., an independent oil and gas producer represented by Jim Pratt of Colliers, will occupy 5,273 square feet on the third floor. Chrissy Wilson of JLL, under the direction of Patrinely’s Dennis Tarro, represented the landlord. CityPlace 1 has 90,000 square feet of office space and 12,000 square feet of ground-floor retail space available to lease. Upcoming retail tenants include Bread Zeppelin and Sushi Rebel.
David Z. Mafrige Interests purchased World Houston Plaza, a 216,889-square-foot office building at 15710 John F. Kennedy Blvd. David L. Carter of Colliers represented the seller.
LPC Realty Advisors I tapped Transwestern Real Estate Services to provide leasing services for the renovated Galleria Park I and II office buildings on behalf of TR Galleria Place Corp. Doug Little, Jack Scharnberg and Megan Snodgrass are handling the assignment. The buildings, consisting of the 213,700-squarefoot Galleria Park I at 5251 Westheimer and 178,468-square-foot Galleria Park II at 5333 Westheimer underwent a $15 million renovation, including new lobbies, conference and fitness facilities and a one acre Grand Lawn with shaded seating and WiFi. Transwestern also handles leasing for Galleria Park’s 28,290 square feet of retail space.
Virtus Real Estate Capital purchased Sugar Creek Health Center, an 84,646-square-foot medical office building at 1481514897 Southwest Freeway in Sugar Land. CIT Group’s health care finance business arranged the $19.3 million acquisition loan.
An affiliate of Rycore Capital purchased Bellaire Medical Plaza, a 58,517-square-foot medical office building at 5420 Dashwood. Kevin McConn and Brian Bacharach of JLL represented the seller, Ridgeline Capital Partners. Matt Kafka and Cameron Cureton of JLL arranged the acquisition loan. The building is 88 percent leased to tenants including UT Physicians, Quest Diagnostics, LabCorp and Harris Health System. The property has a 3.67-acre parcel for future development.
Mountain Capital Partners and Homestead Cos. purchased the 2818 Place and Parkway Place student housing communities near Texas A&M University in College Station. The properties have a total of 350 units and 1,128 beds. Ryan Lang and Jack Brett of Newmark represented the seller, Chicago-based Blue Vista.
Teksys leased 3,000 square feet at 5151 Mitchelldale. Michael Novelli of Cypressbrook Management Co. represented the tenant. Justin Harrity represented the landlord, Hartman Income REIT.
