Entergy signs expansion in The Woodlands
Entergy, a New Orleansbased power producer and retailer serving Southeast Texas, expanded its lease by 53,640 square feet for a total of 107,614 square feet in Lake Front North in Hughes Landing at 2103 Research Forest Drive on Lake Woodlands. The campus will provide a central base of operations for Entergy’s more than 650 employees in The Woodlands. Hugh Herman, Carla Williams and Andy Ghertner with Cushman & Wakefield represented the tenant. Bob Parsley, Norm Munoz, Jillian Fredericks and Connor Duffy with Colliers represented the Howard Hughes Corp., which acquired the campus in 2018. The buildings were previously occupied by CB&I.
Matrix Structural Engineers, a Houston-based firm led by Moyeen Haque, renewed a 6,664-square-foot headquarters lease at 5177 Richmond at Sage near the Galleria. Neil H. Tofsky and Kevin D. Tofsky of Senterra Real Estate Group represented the tenant. Brad Sinclair of Madison Marquette represented the landlord.
JFC International leased a 134,800-square-foot building at Langfield Distribution Center, at 6415 Langfield Road in northwest Houston. Billy Gold of CBRE represented the tenant. John Nicholson and Trey Horne of Colliers represented the landlord, Cabot Properties. The new building has 56 employee parking spaces, 33 trailer spaces, 24 overhead doors and 60-foot loading bays.
Texas Orthopedic Hospital, an affiliate of HCA Houston Healthcare and home to Fondren Orthopedic Group at 7401 S. Main, announced an expansion project that will add operating rooms on the fourth floor, enhanced clinical areas with public spaces and incorporate the adjacent Greenpark Plaza II medical office building. The improvements are slated for completion in the second half of 2022.
Newmark brokered the sale of a 1,103-unit multifamily portfolio near the major medical centers in Houston and San Antonio. In Houston, Sun Holdings purchased Equinox, at 2950 Old Spanish Trail, from Alliance Residential, and 5755 Hermann Park, at 5755 Almeda Road, from M-M Properties. In San Antonio, River Rock Capital purchased Broadstone Oak Hills and Hawthorne House from Alliance Residential. Newmark’s Patton Jones, Matt Michelson, Zach Springer, David Mitchell and Thomas Alleman represented the sellers.
Restoration Hardware renewed its 70,800-square-foot lease at Rampart Corporate Center, at 7355 Yorkfield St. JLL represented the tenant. Matteson Hamilton and Jeremy Lumbreras with Stream Realty Partners represented the landlord, Prologis.
Second Servings of Houston, a nonprofit that rescues surplus food and delivers it directly to local charities, relocated to 8825 Knight Road in the Astro Business Park. The 4,915square-foot lease was negotiated on behalf of the tenant by Martin Bronstein of BHW Capital. Boone Smith of Stream Realty represented the landlord, Atlas Houston Industrial LP.
Tri Star Freight Systems leased 53,896 square feet at 530 Market St. from CenterPoint Houston UCET. Rob Stillwell and Gregory Marconi of Newmark brokered the lease.
Key Capture Energy Group leased 6,368 square feet at 801 Congress in downtown Houston. Joe Bright of NAI Partners represented the tenant.
TMH Physician Organization leased 4,714 square feet in Brazos Town Center, at U.S. 59 and FM 762 in Rosenberg, from NewQuest Properties. Bob Conwell and Austen Baldridge of NewQuest represented the landlord. Coy Davidson of Colliers International represented the tenant.
Out Da Mud Towing leased 4 acres of land at 6515 Louetta, Spring. Kimberly DeVos of Cypressbrook Co. represented the landlord, Apovini LLC. Lakeisha Fisher with Milestone Realty Group represented the tenant.
Werner Transportation leased a 4.8-acre yard at 1224 Normandy. Justin Tunnell of Lee & Associates represented the landlord, RD LaCoure Enterprises.
