Kirby Ice House ventures to The Woodlands

Kirby Ice House will build a new location on more than 4 acres at the northeast corner of Six Pines Drive and Lake Robbins Drive in The Woodlands Town Center for its third Houston-area location. The project, at 1700 Lake Robbins Drive across from tThe Cynthia Woods Mitchell Pavilion, will be built in partnershi­p with the Howard Hughes Corp., developer of The Woodlands.

The format will be similar to locations in Upper Kirby and Memorial, with more than 10,000 square feet of indoor bar space and 18,000 square feet of backyard space for outdoor games, food trucks and events. The Woodlands location will have an indoor/outdoor bar with sliding windows, 70 HDTVs and 120 taps for beer. The 141-foot bar claims to be the longest bar in Texas.

Sydney Dixon and Brian Ashby of CBRE represente­d Kirby Ice House in the transactio­n. Ashby said the location near greenspace, complement­ary retail, and corporate campuses in The Woodlands made it a ideal location for the ice house, which hosts over 300 events a year at each location.

Dutch Bros. Coffee, a drivethru coffee company based in Grants Pass, Ore., signed a ground lease for a 0.7-acre parcel of land for a new location in Cypress Village Station, at U.S. 290 and Skinner Road, Cypress, from NewQuest Properties. Kevin Sims of NewQuest Properties represente­d the landlord. Greg Slusky of Sluco Realty Services represente­d the tenant. Dutch Bros will open an 863square-foot kiosk with two drivethrou­gh lanes across from the 1,500-space Metro Park & Ride in Cypress. The corporateo­wned store is expected to open in spring of 2022.

The Teahouse, a Boba tea shop with 25 locations in Houston, leased 1,499 square feet in the Hedwig Village shopping center at 9412 Gaylord Drive. Channing Fatjo of Fidelis Realty Partners represente­d the landlord. Wes Miller of Wulfe & Co. represente­d the tenant.

TFTI opened a 6,500-squarefoot interactiv­e selfie museum in the Galleria through mid-January. Customers can snap pictures in more than 15 studios with themes such as UpsideDown X-Mas Tree Room, LOVE Room, Infinity Mirror Room and Space Room. The creative spaces include blooming red roses, neon signs, glittering lights, floating lanterns and life-size stuffed animals. TFTI, which has multiple meanings but is most commonly known for Thanks For The Invite, is on Level 3 above the Apple store. Some guests say the acronym stands for That’s For The Instagram, according to TFTI. Tickets can be booked online at TFTI.com.

Kolache Factory leased 1,512 square feet at 9612 Highway 6 South in Missouri City. Zach Leger and Jason Gaines of NAI Partners represente­d the landlord.

Kelsey-Seybold Clinic opened a 19,137-square-foot clinic in Gulfgate Shopping Center, at 520 Gulfgate Center Mall, at the northeast corner of Interstate 45 and Loop 610 South. The clinic provides primary care services, laboratory, X-ray, ultrasound, 3D digital mammograph­y and other diagnostic testing. The location was designed by Powers Brown Architectu­re. United Constructo­rs was the general contractor.

Southern Soul Food leased 2,877 square feet in Brazos Town Center, at U.S. 59 and FM 762, Rosenberg, from NewQuest Properties. Bob Conwell and Austen Baldridge of NewQuest Properties represente­d the landlord. Mitra Saghafi of Prime Horizon Realty represente­d the tenant.
