Newly renovated office building lands tenants
Cushman & Wakefield announced six leases totaling more than 35,000 square feet at Westway II, a 10-story office building at 4424 W. Sam Houston Parkway North at Clay Road in the Westway Park business park. Chip Colvill and Cameron Colvill of Cushman & Wakefield represented the landlord, Griffin Realty Trust.
Vulcan Materials Co., represented by Edward Edson of Colliers International, signed a 10,122-square-foot lease; Chronicle Bidco, represented by Jim Bell and Drew Morris of Savills, leased 6,295 square feet; FSI Construction, represented by Alaysha Durall of Fairdale Realty, leased 5,613 square feet. Corrosion Resistant Alloys, represented by Dan Boyles and Travis Williamson of NAI Partners, leased 5,530 square feet; Texas Capital Bank, represented by Eddie Tillman of Avison Young, signed a 4,424-squarefoot renewal; and United Energy Trading, represented by Joe Rambin of Cushman & Wakefield, leased 3,402 square feet.
The deals follow a renovation designed by Abel Design Group including a new fitness center, first-floor cafe and tenant lounge with adjacent outdoor seating areas.
New York-based July Residential acquired the 536-unit Carmel Creek Apartments at 6000 Hollister in northwest Houston. Berkadia’s Mitch Sinberg, Matthew Robbins and Abigail Beauchamp arranged financing. The property was built in 1982 and consists of oneand two-bedroom apartments ranging from 518 square feet to 1,193 square feet.
Boxley Group, a Houstonbased consulting firm, leased 3,369 square feet of office space at 2000 W. Sam Houston Parkway in Westchase. Katy Gragg of Transwestern represented the landlord, Cousins Properties. Vincent Vega and Perry Mazzone of Oxford Partners represented the tenant.
Sunrun leased 23,105 square feet at Northwest Crossing at 9331 Highway 6 North. Tyler Maner of Stream Realty Partners represented the tenant.
BEC Engineers & Consultants renewed and expanded its lease to 13,728 square feet at 3200 Wilcrest. Trey Martin of NAI Partners represented the tenant.
C.I.A. Services, a manager of more than 150 community associations in Houston and San Antonio, completed its new headquarters at 18333 Timber Forest Drive in Humble. Designed by Tramonte Design Studio, the 15,000square-foot, single-story building incorporates a large training/meeting room and conference area, an outdoor pavilion and a walking trail around the detention pond. The building will be occupied by nearly 60 employees with a mix of an open work areas and offices for executives and managers.
Houston-based Magnolia Title, a division of Austinbased Bspoke Title Holdings, opened a boutique residential and commercial title office at 1885 Saint James Place. John Magness, who also serves as Bspoke’s chairman, oversees Magnolia Title.
Keys Family Holdings purchased a 10,424-square-foot building at 1755 Woodstead Court, The Woodlands. Greg Usher of Cypressbrook Co. represented the seller, Shrieve Partners. Kevin Barr of Mohr Partners represented the buyer.

An undisclosed buyer purchased approximately 7 acres on Elrod Road just north of Morton Ranch Road in the Katy area. Lilly Golden of Evergreen Commercial Realty represented the seller, Clay Road 628 Investments.
Evergreen Commercial Realty represented an undisclosed buyer in the purchase of approximately 1 acre at the southeast corner of FM 1488 and Windcrest National in Magnolia from Rhodes Plaza — Phase 1 Ltd.
