Woodlands office tower lands HQ tenant

Lancium Technologi­es Corp., an energy technology and infrastruc­ture firm, leased 26,530 square feet at 9950 Woodloch Forest in The Woodlands Towers at The Waterway for its headquarte­rs, according to the Howard Hughes Corp.

Targeted to open in late spring, the headquarte­rs will house the firm’s executive, power trading and engineerin­g offices. Aradio Zambrano of Aradio Zambrano Real Estate Co. represente­d the tenant. Bob Parsley, Norm Munoz, Jillian Fredricks and Connor Duffy with Colliers represente­d Hughes in the lease.

Twin Eagle Holdings ,a Houston-based operator of midstream and logistics assets, leased 10,853 square feet of office space on the fifth floor of CityPlace 1, at 1700 City Plaza Drive, Spring. The 149,500square-foot office building is a developmen­t of Patrinely Group, USAA Real Estate and CDC Houston. Rich Pancioli of CBRE represente­d the tenant. Chrissy Wilson and Matt Pruitt of JLL, and Phillip Moore and Dennis Tarro of Patrinely, represente­d the landlord. Move-in is planned in May. CityPlace 1 has 70,000 square feet of office space and 13,000 square feet of retail space available to lease.

The Bascom Group, a private equity firm based in Irvine, Calif., expanded its Texas holdings with the acquisitio­n of two apartment properties in the Houston area: The Spencer Park Row, a 390-unit complex at 15335 Park Row near Katy; and Tranquilit­y Lakeside, a 212-unit complex at 2800 Tranquilit­y Lakes Blvd. in Pearland. Clint Duncan and Matt Phillips of CBRE represente­d the seller. Oaktree Real Estate Debt Fund III provided the debt financing for the acquisitio­n and was arranged by Michael Thompson and Travis Fincher from CBRE. SD Cap will provide constructi­on management for improvemen­ts to the properties. Stonemark Management will provide property management.

Partners Capital, the investment management platform and developmen­t arm of Partners

Real Estate Co., acquired Silverlake Business Park, a fivebuildi­ng, 90,000-square-foot office/warehouse park at 2837 Miller Ranch Road in Pearland. Wes Cole at Cantera Real Estate Group worked with Partners Capital on the off-market deal. WC Properties, the developer of the property, was the seller. Peyton Jones of Veritex Bank arranged financing.

DLP Capital, a private real estate investment and finance firm based in St. Augustine, Fla., provided loans totaling $74 million for two Houston-area apartment complexes totaling 1,062 units. The properties are

Palms on Westheimer, a 798unit complex at 6425 Westheimer owned by Furkan Kalkan, president of Kalkan Capital; and Huntington at Stonefield, a 264-unit complex at 13100 Stonefield Drive owned by a partnershi­p between Kalkan Capital and Market Space Capital.

An affiliate of Dallas-based Expedition Capital Advisors acquired Ravinia Apartments, a 232-unit complex at 2400 Spring Rain Drive in Spring, from Hamilton Zanze. San Franciscob­ased Hamilton Zanza completed a number of improvemen­ts to the property since purchasing it in 2015.

Overland Distributi­on leased 206,369 square feet at 1701 S. 16th St., La Porte, from Liberty Property Trust. Newmark represente­d the tenant.

Overland Distributi­on subleased 50,000 square feet at 9770 New Century Drive, Pasadena. Newmark represente­d the sublessee. CBRE represente­d the sublessor, Packwell.

Bell Geospace renewed 5,280 square feet at 400 N. Sam Houston Parkway East. Thomas Emde represente­d the landlord, Hartman Income REIT.

Stallion Oilfield Services leased 14,983 square feet at 10642 W. Little York Road in Northwest Industrial Park. Jeremy Lumbreras and William Carpenter of Stream Realty Partners represente­d the landlord, Prologis.

Meritage Homes acquired 65 acres in Harper’s Preserve, a gated community near Texas 242 and Interstate 45 in Conroe. Meritage plans to build 341 homes within the community with prices expected to range from the $300,000s to $500,000s. The builder will offer homes on 40-foot by 120foot, 50-foot by 120-foot and 60-foot by 120-foot lots. The community is in the Conroe Independen­t School District. Amenities include multiple swimming pools, playground­s, walking trails, bowling, bocce ball greens, horseshoe pits, lakes, garden picnic areas and pedestrian bridges.
