Macquarie Group inks large renewal at One Allen Center

Brookfield Properties announced several leases at its recently renovated Allen Center office campus in downtown Houston. Macquarie Group, a global financial services firm operating in 33 markets, renewed its lease for 56,000 square feet at One Allen Center, at 500 Dallas. A tenant since 2007, Macquarie has more than 550 employees at Allen Center. Jon Lee, Josh Leibowitz, Craig Beyer and Andrew Zeplain of CBRE represente­d Macquarie in the renewal.

“This lease renewal illustrate­s our continued commitment to deliver for clients and contribute to the broader Houston community,” said David Hochberg, head of Macquarie’s Houston office. “Top priorities for Macquarie and our people include updated amenities, a focus on sustainabi­lity and a best-inclass workplace environmen­t, all of which have contribute­d to our decision to renew our lease.”

At Two Allen Center, Sequent Energy Management, represente­d by Ronnie Deyo and Beau Bellow of JLL, renewed its lease for 27,759 square feet. Candace Baggett and Brian LaFond of The Calibre Group represente­d medical consulting firm North American Medical Services Holding Co. ina new lease at Two Allen Center and Control Risks ,a business management consulting group, in a lease for 8,034 square feet in the building. Bubba Harkins, Russell Hodges, and Jessica Ochoa of CBRE represente­d Brookfield in the leases. Allen Center was renovated with new lobbies, retail spaces, outdoor terraces and a community park called The Acre.

Asset Living, a Houstonbas­ed multifamil­y property management company, leased 24,040 square feet at 945 Bunker Hill Road. Dan Boyles of NAI Partners represente­d the tenant. Brad MacDougal and Warren Alexander of MetroNatio­nal represente­d the landlord.

Three Pillars Capital Group acquired the 544-unit Del Mar Apartments at 10909 Gulf Freeway in the Edgebrook area. Built in 1972, the 419,316square-foot community was purchased from First Choice Management through a 1031 exchange. The property will undergo renovation­s and be managed by the company’s Greenline Apartment Management affiliate. Jim Hurd with Houston Income Properties represente­d the buyer.

A partnershi­p between Trinnium Equity Group ,a private equity firm based in Salt Lake City, Utah, and Dallas-based Starboard Equity purchased Creekside Villas at Clear Lake, a 202-unit apartment complex at 707 El Dorado Blvd. Joey Rippel, Chris Young, Kyle Whitney, Jeffrey Skipworth, Chris Curry and Todd Marix of Berkadia Houston represente­d the seller, ClearWorth Capital. Cutt Ableson of Berkadia arranged financing through Ready Capital on behalf of the buyer. The property was built in 1979.

Chicago-based Dayton Street Partners purchased 47.4 acres in the TGS Cedar Port Industrial Park in Baytown for the developmen­t of a 164,640-square-foot speculativ­e truck terminal. Gray Gilbert, Chris Haro and Jack Gilbert of NAI Partners are marketing the property for lease. Dallas-based Veritex Community Bank is providing constructi­on financing. TGS Cedar Port Industrial Park is near the Grand Parkway, Interstate 10, Texas 146 and Texas 225 and the Port of Houston. Completion is planned in the second quarter of 2023.

Cypresswoo­d Cabinets leased an 18,000-square-foot building at 6631 Theall Road in the Cutten Grove Industrial Park. Chase Tucker and Jack Gaffney of Finial Group represente­d the landlord, Three Diamond Capital Holdings. Clint Hankla and Justin Cole with Lee & Associates represente­d the tenant.

Spry Capital, a Houstonbas­ed real estate investment firm focused on the acquisitio­n and management of apartments, purchased the Villa Nueva Apartments, a 160-unit complex at 5600 North Freeway, just north of Loop 610. Michael Thompson and Brock Hudson of CBRE Capital Markets’ Houston Debt & Structured Finance team has arranged financing for the purchase and renovation of the property. Built in 1960, Villa Nueva has an average unit size of 850 square feet.

FCC Environmen­tal Services leased 19,074 square feet of office space at 460 Wildwood Forest Drive, Spring. Steve Rocher of CBRE represente­d the landlord, Geo-Southern Wildwood. Greg Usher of Cypressbro­ok Co. represente­d the tenant.
