Areas north of Houston draw high-end, affordable housing

Stallion Lakes in rural Hockley will feature homes priced above $1 million

A small community dotted with cattle ranches and farms outside of Houston is about to get a large luxury home developmen­t filled with five lakes and several trails.

Houston-based Kickerillo Homes is partnering with local businessma­n Bill Bean to launch a 394-acre gated community in Hockley, an area in unincorpor­ated Harris County about 44 miles northwest of downtown Houston.

Called Stallion Lakes, the community is expected to feature one and two story houses ranging in size from 4,500 to 5,000 square feet. The houses generally will be priced above $1 million once built out, said Diane Kingshill, broker associate with the Kingshill Martini Group at Compass Real Estate, the brokerage marketing the properties. Located at 24609 Magnolia Road, Stallion Lakes is planned about 1.5 miles from Oil Ranch, a family amusement park and ranch.

“I own a home in Hockley and can personally endorse the quality of life here. Getting back and forth to Houston is easy, even on a daily basis,” Kingshill said in an email. “Kickerillo Companies has been looking for land like Stallion Lakes for years. This property is in a perfect location and the land design offers a beautiful community for the future homebuyers.”

Developers have started selling lots ranging in price from $300,000 to $690,000 in the future community, according to Compass. Those prices for the lot alone would put the community in the luxury category for this ZIP code, where typical home values run about $318,000, according to Zillow data.

For that price, future Stallion Lakes residents would

get luxury homes on large lots ranging from 1.5 acres to more than 3.5 acres. The buyers would hire one of five homebuilde­rs to build out the house, including Kickerillo Companies, Jeff Paul Homes, Matter Powers Custom Homes, Morning Star Builders and William David Homes.

The initial lots hit the market for sale Thursday, although a handful of buyers have already scooped up lot sites and will be breaking ground in the next two months, Kingshill said. The 115home community is rising on site with rolling terrain with much of the space expected to be preserved and integrated into a hiking trail system, she added.

“It is an escape from the city set on some of the most beautiful property that we have seen,” said Kelli Kickerillo, CEO of Kickerillo Cos., said in a statement.
