Luxe apartment property in Tanglewood changes hands

Versity Invest, a private investment firm based in Orange County, Calif., acquired The Hayworth, a 246-unit luxury apartment property at 1414 Wood Hollow Drive in the Tanglewood area. Thorofare Capital, an affiliate of investment manager Callodine Group represente­d by Felix Gutnikov, Edward Prosser, Scott Sumida and Henry Johnson, provided a $48 million long-term loan for the acquisitio­n. Built in 2017, the 92 percent-occupied property has an average unit size of 1,427 square feet and totals 351,002 square feet throughout four, eight-story and threestory buildings. Ryan Epstein of Walker & Dunlop Investment Sales represente­d the seller, an affiliate of asset manager Transweste­rn Investment Services. Joshua Perew in Walker & Dunlop’s Englewood Cliffs, N.J. arranged the loan on behalf of the borrower.

Stoneweg U.S., a multifamil­y real estate investment and developmen­t firm based in a St. Petersburg, Fla., entered the Houston market with the acquisitio­n of Ashford Apartments, a 312-unit complex at 1200 N. Dairy Ashford in the Energy Corridor. RPM Living will provide property management services.

Sueba USA Cos. opened San Tierra, a 303-unit apartment complex at 1616 Partnershi­p Way near Interstate 10 and the Grand Parkway in Katy. Units range from 480 to 2,087 square feet and amenities include dog washing and grooming stations, multimedia executive center with catering kitchen and smart lockers for cold storage deliveries, a resort-style pool, separate lap pool and CrossFit-inspired athletic center. San Tierra marks the third Katy apartment community developed by Sueba, along with San Remo and Boardwalk Lofts.

1992 Partners LLC ,an investment group, purchased the nine-unit multifamil­y property at 1810-1812 W. Alabama. Cotton Munson of Davis Commercial Real Estate represente­d the seller. The buyer plans to continue operating the apartment complex, according to Davis Commercial.

Faropoint, a real estate investment firm based in Hoboken, N.J., announced the sale of 109 last-mile logistics buildings to an undisclose­d private buyer for $481 million. The portfolio consists of 6.8 million square feet of warehouse space concentrat­ed in Atlanta, Philadelph­ia, Houston and Memphis. The sale included 24 assets in Houston totaling 611,000 square feet. The dispositio­n follows a record-breaking year of activity for Faropoint, which acquired 148 buildings in 85 separate transactio­ns in 2021.

Vino Vault, a Los Angelesbas­ed wine storage and services provider, purchased Houston Wine Cellar as part of a plan to expand across the U.S. Houston Wine Cellar was founded in 1993 and purchased by Gigi and Brad White in 2001. Under the new ownership, Houston Wine Cellar clients will have access to additional amenities including inventory organizati­on, collection analysis and turnkey auction management services. “Houston Wine Cellar is home to a community that brings together wine novices, serious collectors, and general enthusiast­s alike; we are looking forward to continuing to provide that same level of personaliz­ed service within the Vino Vault portfolio,” said Vino Vault CEO Jeff Anthony.

Nuo Therapeuti­cs leased 4,865 square feet at 8285 El Rio Plaza in the Plaza del Oro Research Park. Lane Travis of CBRE represente­d the landlord, El Rio LLC. John Hornbuckle of Cypressbro­ok Co. represente­d the tenant.

Trels Home for Children leased 2,673 square feet at 33210 Magnolia Circle, Magnolia. Kimberly DeVos of Cypressbro­ok Co. represente­d the tenant. The landlord, Sherry Barker, was represente­d by Chase Barker.

Flextek Resources expanded into 4,767 square feet at 11200 Westheimer. Donna Svec represente­d the landlord, Hartman Income REIT.

Inman Equities, a multifamil­y investment company based in Nashville, acquired the Life at Spring Estates, a 372-unit apartment complex at 16112 North Freeway. Chris Young, Joey Rippel, Kyle Whitney, Jeffrey Skipworth, Todd Marix and Chris Curry of Berkadia Houston represente­d the seller, New York-based Olive Tree Holdings.

A California-based investor purchased the Dutch Bros Coffee ground lease at 9415 Barker Cypress Road in Cypress. Brendan Kenevan of The Mansour Group represente­d the buyer. Todd Moore and Connor Duffy of Colliers represente­d the seller, CC TL Parkway.
