Wolfies Swim School to open in Spring Branch

Wolfies Swim School, founded by Cindy Wolf Meador in 2005, will open a second school at 9336 Westview Drive near Blalock Road in Spring Branch this summer. It will occupy 16,800 square feet and house two pools. Wolfies teaches all ages and skill levels of swimming with daily and weekly lessons, seasonal swim camps, specialty clinics and at-home lessons. Meador opened the school’s first location at 5230 Cedar St. in Bellaire in 2017. Harry Holmes and Charlie Neuhaus of Partners Real Estate represente­d Wolfies in the lease. The property is owned by R.C. Rolland and Marc L. Deer.

ITEX, a Houston-based apartment investment firm with 7,400 units under management, announced $8.5 million in financing for the renovation of Sunlight Manor Apartments in Beaumont.

Pagewood, a real estate investment, developmen­t and operations company based in Houston, acquired a multitenan­t business park totaling 98,000 square feet at 10205 Market Street Road. The industrial property is east of downtown, near Interstate 10 and

Loop 610, and will be renovated by Pagewood. The company manages 26 properties across the Houston market, totaling approximat­ely $130 million in assets under management. RBN Energy leased 4,300 square feet at 3900 Essex Lane, suite 950, in the River Oaks area. Kim Shapiro of Avison Young represente­d the landlord, Accesso Partners. John Buckley and William Alcorn of Finial Group represente­d the tenant.

Houston-based Griffin Partners has selected CBRE to handle leasing at 2900 Weslayan, a 137,000-square-foot office building between Greenway Plaza and River Oaks. The building recently underwent renovation­s, including move-in ready spec suites and has an on-site restaurant, Davanti. Warren Savery, Nina Seyyedin and Joel Douthit are the leasing agents.

Woodforest, a community by Johnson Developmen­t in Montgomery, announced plans to open The Vue at The Crest Park this summer. The 10-acre park will be anchored by a 4,000-square-foot pavilion with events lawn and community pool. Future phases could include a second dog park and a disc golf course. Nearly 5,000 houses have been built in Woodforest over the past 14 years.

Quick ’N Clean Carwash acquired a 0.7-acre tract, leased to Classic Hand Car Wash, at 4976 Texas 6 N., from IPX 1031 Investment Property Exchange Services Inc. Nick Ramsey of NewQuest Properties represente­d the buyer.

D-Bat Pearland leased 11,250 square feet at 18500 Pearland Sites Road in Pearland. Darren O’Conor of Partners Real Estate represente­d the landlord, HOH Leasing. Jose Torres of Tevas Real Estate Group represente­d the tenant.

Four Oaks Place ,a2.3 million-square-foot office campus in the 1300 to 1500 block of Post Oak Boulevard, has earned the Fitwel Certificat­ion for sustainabl­e and wellnessor­iented buildings, according to CBRE. Owned through a joint venture of Nuveen Real Estate and Allianz and leased by CBRE, amenities at the five-building complex include a full-service cafeteria, restaurant, conference facilities, fitness center, on-site car wash and electric-vehicle charging stations. CBRE property management spearheade­d the certificat­ion process. Fitwel is a program of the Center for Active Design.

“Tenant satisfacti­on and experience is paramount for Nuveen, and the Fitwel certificat­ion helps demonstrat­e that at Four Oaks,” Skylar Huth, director, asset management at Nuveen Real Estate said in an announceme­nt. “We have worked hard to partner with our tenants and understand what is important for them, and amenities such as Work and Mother, upgraded outdoor space and fitness and wellness initiative­s are a huge part of providing an elevated tenant experience.”

Houston-based Patrinely Group, in partnershi­p with New York-based Dune Real Estate Partners, broke ground on Gateway at Menifee a threebuild­ing, 544,000-quare-foot speculativ­e industrial project in Menifee, Calif. The location will service the southern California region, including the Inland Empire and Los Angeles.
