138 new homes coming to Spring
Pulte Homes has bought 45 acres of land in Riverside County that was previously approved for 138 new homes.
The builder bought the land from Irvine-based Shopoff Realty Investments for $6.5 million.
CEO William Shopoff said the firm originally bought the land from the county of Riverside as a surplus land acquisition.
The acreage is adjacent to the Spring Mountain Ranch master-planned community.
Shopoff got unanimous approval for the project from the county in 2017. In addition to the homes, the project will include a park and community trails that connect to trails in Spring Mountain Ranch.
Shopoff secured necessary off-site water and sewer infrastructure installation, which was completed by the adjoining property owner in spring 2020.
“After navigating through the housing downturn as well as the entitlement process, we are pleased to have successfully concluded the business plan for this asset,” Brian Rupp, Shopoff Realty Investment’s EVP of Real Estate added.
Grocery Outlet coming to High Desert area
The bargain supermarket Grocery Outlet has leased a 16,130-square-foot anchor space in the Hi Desert Plaza in Victorville, according to Progressive Real Estate Partners/
The store at 12240 Hesperia Road will be the chain’s first High Desert store.
Grocery Outlet is expected to open this summer and will join DD’s Discounts, Dollar Tree, Aaron’s, Goodwill, Bank of America and over a dozen other shops, services and eateries at the retail center.
Progressive Real Estate Partners represented the landlord, BH Properties in the transaction. Grocery Outlet was represented by Townsand Cropsey and Garrett Colburn of SRS Real Estate Partners in Newport Beach.
Emeryville-based Grocery Outlet is a growing discount grocer with more than 375 stores in California, Washington, Oregon, Pennsylvania, Idaho and Nevada. It’s often called the TJMaxx of the supermarket world. It stocks traditional grocer items such as meat and produce, and it also buys overstock snacks and beverages, which it sells at a deep discount.
Hi Desert Plaza is at the corner of Hesperia Road and Bear Valley Road.
$2.6 million grant
Inland Behavioral Health Services has received two grants worth $2.6 million from the Department of Health and Human Services, Rep. Pete Aguilar announced recently.
The first grant of $2,488,515 will help IBHS provide health care services to low-income and atrisk populations in the Inland Empire.
The second grant of $126,000 will fund new technology to monitor chronic hypertensive patients using Bluetooth-enabled blood pressure monitoring devices. The devices feed critical data directly to their health centers.
“As Congress continues working to provide relief to the American people during this pandemic, I’ll remain focused on bringing these types of resources to San Bernardino County,” Aguilar said in a statement.
Dr. Temetry Lindsey, CEO and president of IBHS, said the grants would support services including medical, dental and behavioral health, substance abuse and many other related services.
Bedding distributor leases in Rialto
LogistiCenter at Rialto II Building 9 at 1798 N. Linden Avenue in Rialto has been leased to an unidentified bedding distributor, according to Dermody Properties, which brokered the deal.
Terms of the lease were not disclosed.
Building 9 is a new construction project that was completed in recent months, according to Dermody. The property is within the Renaissance Rialto master-planned development between the 210, 15 and 215 freeways.
“We’re seeing demand and leasing activity happening just as quickly as we’re acquiring and developing new projects in the region,” said Elizabeth Kauchak, chief operating officer at Dermody. “Southern California’s low vacancy rate, particularly in the Inland Empire, makes it challenging for companies looking for space, which is why we remain focused on seeking out those strategic opportunities for our customers throughout the region.”
Dan de la Paz, David Consani and Jim Koenig of CBRE represented Dermody in the lease.
Looking for leaders
The SBA Orange County / Inland Empire District Office is seeking applicants for the 2021 SBA Emerging Leaders program.
The initiative, a.k.a. Streetwise ‘MBA’, is a free executive-level series aimed at “accelerating the growth of high-potential small businesses in America’s underserved cities, ” according ot the SBA.
Participants over seven months work online with mentors, join specialized workshops and develop connections with their peers, city leaders, and the financial community.
The application deadline is March 17 and classes begin in April.
