You have an important role in successfully marketing your commercial and investment real estate property! While your commercial agent may seem to work miracles in some tough situations, and may seem like a magician in others, the key to the right and timely transaction lies in cooperation, smart presentation, accurate facts and figures — and your availability!

There are just as many ways to help your commercial realtor move your property appropriately onto the market and into the path of the right buyers, as there are ways to create delays, problems and misrepresentations. Your commercial real estate expert offers guidance all along the way; but, it is up to you to provide what’s needed: documentation, relevant facts, help and answers about everything — available and accurate — ASAP!

In the case of commercial or investment property that is occupied ( by residential tenants or a functioning business) it is important that the onsite occupants have knowledge of your intent to sell, and are prepared for some activity by your commercial realtor in the process of marketing that property.

You can encourage your tenants to help your successful marketing by bringing them into the “What’s happening?” Most tenants are cooperative and helpful concerning access when they have been fairly and appropriately managed regarding the situation, and do not have to play a guessing game regarding changes that will affect them.

Unoccupied commercial or investment property must also present well.

Unoccupied commercial buildings can easily fall into disrepair, suffer from vandalism, become an eyesore to its neighbors and have a bad influence on the perceived property value of the area. Poorly maintained grounds project negative messages for a vacant commercial or investment property; tall grass and weeds, badly neglected shrubs and onceattractive landscaping may send a false message concerning an otherwise excellent property.

Have your financial facts and figures available, accurate, in good order and current for your commercial real estate expert to use effectively on your behalf! Few things can stop a good connection — a good lead — in its tracks faster than your commercial realtor discovering that the facts and figures just don’t add up — or are presented in such disarray that everything has to come to a screeching halt!

Do your homework, get help from your financial expert and give your realtor the tools needed to keep things moving.

Sometimes, you might not know exactly how to proceed in order to acquire and present what’s needed for your commercial or investment property’s transition. Just ask! Your commercial realtor knows where help can be had.

From Financial professionals, Property Maintenance services, Staging for sale assistance to the appropriate approach for Promotion — your commercial realtor will help you to help yourself and your sale. Be ready, be available and follow through!

All it takes is commercial real estate experience, the right tools, knowledge of the marketplace where your property is located and a partnership with you that covers all the bases and sets the stage for a successful sale.
