It sounds easy and stress-free, but there’s a catch. You receive a lowball purchase offer from a company that plans to resale or flip your home for their profit,” Robin Smith said.

“When you take this click-themouse home-selling route with a computeriz­ed company instead of working with an establishe­d company or Realtor, you are agreeing to sell your home for at least 10 to 15 percent below market price. You’re letting another company make $15,000, $30,000 or even $50,000 profit that you could easily keep for yourself if you just do your research and choose a company that works for you instead of a home flipper.”

A better choice is the Las Vegas-based Nevada Builder Trade In Program whose ultimate goal is selling clients’ homes for the highest price possible so that they can purchase a brand-new home on contingenc­y.

If a homeowner decides to purchase a new home on contingenc­y through the Nevada Builder Trade In Program, the Smith Team will list, market and sell the client’s current home at a reduced commission while offering the buyers’ agent the standard 3 percent commission. Additional­ly, the Smith Team will help arrange for moving services or help locate a temporary rental, if needed, between the sale of the current home and the completion of the new home.
