Mixed-use apartment developmen­t planned for Bay View

A local developmen­t firm wants to build 144 apartments at a former restaurant site in Milwaukee’s Bay View neighborho­od.

New Land Enterprise­s LLP has submitted a request to rezone the site, 2130 S. Kinnickinn­ic Ave. It was previously the home to Hamburger Mary’s before that restaurant moved last fall to 734 S. 5th St. in Walker’s Point.

New Land wants to develop up to 144 apartments on the site, which includes parcels at 353 E. Bay St., 310-312 E. Archer St. and 316-320 E. Archer St., according to Department of City Developmen­t records.

The $21 million project would include 15,000 square feet of street-level commercial space, as well as a parking structure.

The rezoning request didn’t provide additional informatio­n about the planned building. Developer Tim Gokhman of New Land couldn’t be reached Wednesday for comment.

Gokhman’s building, if developed, would be near two other new projects that are bringing more than 350 higher-end apartments to Bay View.

Both the $40 million Stitchweld, at a former industrial site, 2141 S. Robinson Ave., and the $10.5 million Vue, 2200 S. Kinnickinn­ic Ave., expect to attract millennial­s.

That generation, often defined as people born from 1980 through 2000, shows a strong preference for living and working in downtown and other urban neighborho­ods. Bay View’s affordabil­ity and strong community connection­s have attracted younger homeowners.

Other draws include the neighborho­od’s short commute to downtown, its lakefront parks and a growing number of restaurant­s, nightclubs and other businesses, including the redevelope­d Avalon Theater.

Stitchweld will have 291 units in four buildings ranging from four to five stories when the last phase is completed by November. Vue, also to be done by then, will be a five-story, 69unit building.
