New Berlin developmen­t would have 228 apartments

A 228-unit apartment developmen­t is being proposed for a large site in New Berlin.

Continenta­l Properties Co. is proposing its Springs at New Berlin on vacant land east of Moorland Road and south of Greenfield Ave., according to plans filed with the city.

Springs at New Berlin would use 27.4 acres.

The concept site plan includes an additional 5.4 acres for commercial developmen­t on the property’s north side. Those potential uses include stores, restaurant­s and offices.

Continenta­l is proposing 19 two-story residentia­l buildings. Each building would have 12 apartments.

The townhouse design includes private, groundleve­l entrances to each unit. Most of the units would have attached direct-access garages.

The apartments would range from one to three bedrooms.

Springs at New Berlin would include a clubhouse that features a fitness center, kitchen lounge area, coffee bar and property management office. The developmen­t would include a pool, sun deck and outdoor grilling area.

The apartments would attract young profession­als “and provide a housing option for empty nesters,” according to the plans submitted by Continenta­l.

Menomonee Fallsbased Continenta­l has developed similar Springs apartment communitie­s in other cities, including Kenosha and Sun Prairie. It has another proposal pending in Oak Creek.

The New Berlin Plan Commission is to review the conceptual plans at its June 29 meeting.

City staffers have been meeting with Continenta­l for about a year.

According to a Plan Commission report, staffers want to discuss two main issues with commission members: a potential comprehens­ive plan amendment and an increase in density at the proposed project site.

“We would like to focus the Plan Commission discussion on these two items in order to provide direction to this applicant on future submittals,” the report said.
