Apartment building proposed for downtown West Bend

A three-story, 99-unit apartment developmen­t is being proposed for a former brewery site in downtown West Bend.

P2 Developmen­t LLC, led by Robert Bach, would develop the building on a parcel east of N. Main St. and north of Franklin St.

An older building on the site would be demolished to make way for the apartments, said Mark Piotrowicz, city developmen­t director.

The building was developed as a brewery, and now has retail, office and other uses. It does not have a city, state or federal historic designatio­n, Piotrowicz said, and has been greatly altered over the years.

The developmen­t would have market-rate apartments ranging from one to three bedrooms, as well as undergroun­d parking, according to a city report.

Its amenities would include a community room, exercise facilities, storage units and a car washing bay.

The building, on the Milwaukee River’s west bank, would have direct access to the river walk.

P2 Developmen­t wants to city to vacate Franklin St., which runs just one block between N. Main St. and the river, and allow that former road to become part of the developmen­t, the city report said.

West Bend’s comprehens­ive plan recommends a mixed-use developmen­t at the project site.

Its zoning would need to be revised to accommodat­e the proposed apartments. That use would be compatible with commercial and mixed-uses on N. Main St., the report said.

Saukville-based P2 Developmen­t is seeking Plan Commission conceptual approval before proceeding with the proposal’s design and buying the project site.

The commission is to review the proposal at its Tuesday night meeting.

All of West Bend’s downtown area apartments developed in recent years are east of the Milwaukee River.

Those projects include the new Cast Iron Apartments, with 129 units, developed in the River Shores complex.
