Third Ward apartment project to add 60 units

A new apartment building proposed for Milwaukee’s Historic Third Ward would add 60 high-end units to that neighborho­od’s growing housing stock.

The six-story building would be constructe­d on two adjacent parking lots, at 431 E. St. Paul Ave. and 317-323 N. Jefferson St.

It would include about 3,500 square feet of street-level commercial space, with a possible mezzanine level, at the southwest corner of East St. Paul Avenue and North Jefferson Street.

Joseph Property Developmen­t LLC’s proposal was approved Wednesday by the Historic Third Ward Architectu­ral Review Board.

The firm hopes to begin constructi­on by the end of this year, said owner Rob-

ert Joseph. The apartments, ranging from one to three bedrooms, would be completed by the end of 2019.

The building would include 76 parking spaces, most of them within an enclosed parking structure.

Other features include a fourthfloo­r outdoor deck above the parking structure.

It would be the latest in a series of new apartment buildings in the Third Ward.

Three projects were completed in 2017: Mandel Group Inc.’s 132-unit Domus, 441 E. Erie St.; the 31-unit Atelier, developed by HKS Holdings LLC, at 336 N. Milwaukee St.; and Lindsey Bovinet’s 14-unit Broadway Market Lofts, 325-331 N. Broadway.

Domus was newly built, while Atelier and Broadway Market Lofts were historic conversion­s.

Joseph Property Developmen­t is completing its conversion of the former Jennaro Bros. produce warehouse, 322 N. Broadway, into streetleve­l restaurant space and upper-floor offices.

The firm’s other Third Ward projects include the 30-unit Chicago Street Lofts, 200 N. Water St., which opened in 2014 in a converted historic building.

That apartment building also has offices that are leased to advertisin­g and marketing firm Hoffman York, which moved there in 2016.

Joseph’s other Third Ward apartment buildings include Jackson Square, 159 N. Jackson St., and Riverview Lofts, a historic conversion at 249 N. Water St.

The firm also has converted two historic neighborho­od buildings into condos: Lofts on Broadway, 191 N. Broadway, and Warehouse 525, 525 E. Chicago St.

Joseph’s Third Ward commercial projects include 301 Commission Row, a historic conversion with retail and office space at 301-315 N. Broadway. It’s anchored by an Anthropolo­gie store.
