Downtown office tower converted

Site redevelope­d into high-end apartments

The $15 million conversion of a downtown Milwaukee office building to 144 high-end apartments is complete.

The 12-story 735 West building, 735 W. Wisconsin Ave., was redevelope­d by Rosemont, Ill.-based 3L Real Estate.

The firm bought the building in May 2017 and announced plans to create 144 one-bedroom and studio apartments.

The units feature hardwood floors, stainless steel appliances and loft ceilings, according to a statement issued by 3L. The building’s amenities include a fitness center, laundry room and bike storage.

The monthly rents start at $799. 3L plans to add new retail to the first floor to complement a new patio, and Wells Fargo Bank remains as a tenant.

The developmen­t will meet demand for high-quality apartments within walking distance of such attraction­s as Fiserv Forum, Old World 3rd Street and Marquette University, 3L said.

735 West also benefits from being

near downtown’s transit system, including The Hop MKE streetcar service, and the central business district, the firm said.

Other commercial buildings on or near West Wisconsin Avenue have been converted to apartments over the past three years.

The largest project, the $31 million conversion of a long-vacant 11-story office building, 401 W. Michigan St., into The Buckler, with 207 high-end apartments, was completed in 2016.

Others include the 90-unit Germania Apartments, 135 W. Wells St.; the 49-unit 700 Lofts, 700 W. Michigan St.; and the 105unit MKE Lofts Downtown, 152 W. Wisconsin Ave.

Meanwhile, the new owners of the Grand Avenue mall are creating the 50-unit Plankinton Clover apartments at that property’s Plankinton Arcade, on West Wisconsin Avenue between North 2nd Street and North Plankinton Avenue.
