Large industrial building planned in Sturtevant

The developer of Enterprise Business Park in Sturtevant plans a 438,000-square-foot industrial building that will more than double the park’s available space.

While the park is less than 2 miles from the massive Foxconn Technology Group manufactur­ing and research complex under constructi­on in Mount Pleasant, the Foxconn project did not spur the expansion plans at Enterprise, an executive with the developer said Monday.

“If the two of us never heard of Foxconn, we’d still be doing this,” said Gary Rosecrans, vice president for acquisitio­ns and leasing at Ashley Capital LLC, the real estate investment firm that owns Enterprise.

In early 2015, Ashley bought 86 acres of farmland just north of Highway 11 and west of Highway H.

They put up a 376,000-square-foot speculativ­e industrial building that was completed the following December.

Most of that building is leased. About 84,000 square feet remain available, Rosecrans said.

Now, Ashley is seeking to develop a 438,000-square-foot building just west of the existing structure. On Thursday, the Sturtevant Planning Commission is scheduled to discuss a road extension that would accommodat­e the new building.

Based in New York City, Ashley Capital also owns a 714,000-square-foot warehousin­g complex along Highway 11 just west of I-94.

“We’re a big believer in Racine County,” Rosecrans said.
