New office building planned at The Corridor lands Hydrite

One of two new office buildings planned for The Corridor mixed-use developmen­t in Brookfield has landed an anchor tenant.

Hydrite Chemical Co. will fully occupy a two-story, 45,000-square-foot office building on Golf Parkway at The Corridor, between I-94 and West Blue Mound Road, west of Calhoun Road.

Hydrite will move there from its 26,000-square-foot office at 300 N. Patrick Blvd., also in Brookfield.

Hydrite's new corporate headquarte­rs is designed with future growth in mind, according to a Wednesday announceme­nt from Irgens Partners LLC, The Corridor's developer.

“We are fortunate to have a forwardthi­nking partner and legacy Milwaukee-area based company in Hydrite Chemical Co.,” said Tom Irgens, executive vice president of Irgens.

The Corridor, which includes hotels, stores, restaurant­s and a fitness center, "offers many amenities for our employees and customers,” said Paul Honkamp, Hydrite chief executive officer.

“Our new corporate headquarte­rs facility is an investment in our future," Honkamp said.

Hydrite moving into its new offices in January 2022, Irgens said.

Hydrite, a family-owned company establishe­d in 1929, operates manufactur­ing facilities, warehouses and laboratori­es in Illinois, Wisconsin, Iowa, Indiana, California and Texas. It has 1,000 employees.

The future Hydrite headquarte­rs is one of two neighborin­g office buildings that make up Golf Parkway Corporate Center at The Corridor.

The other building will have six stories totaling 188,000 square feet.

Irgens executives told the Journal Sentinel in May that the larger building is close to signing two tenants, with 115,000 square feet and 35,000 square feet.

The firm isn't yet disclosing those prospectiv­e tenants' names. But two possibilit­ies are actuarial consultant Milliman and MRA-The Management Associatio­n, according to an office market report from Founders 3 Real Estate Services.
