Housing coming to Downer Ave.

13 units planned for historic district building

The upper floor of a mixed-use building in the historic Downer Avenue Commercial District is to be converted from vacant office space into housing.

Thirteen multifamil­y units are planned for the second floor of the middle portion of the building at 2551-2597 N. Downer Ave., according to a building permit applicatio­n filed with the city Department of Neighborho­od Services.

The housing units — the permit applicatio­n doesn’t specify if they are apartments or condos — would total around 9,500 square feet

The project address is 2577 N. Downer Ave. That’s the former site of DeWan Dental Wellness before it moved to 2445 N. Farwell Ave.

The building is operated by Seattlebas­ed Bridge33 Capital LLC. A Bridge33 executive couldn’t be reached Friday for more informatio­n about the renovation plan.

A Bridge33 affiliate in 2020 bought the building and, another at 2608-2650 N. Downer Ave., for $11.25 million.

The buildings total around 61,000 square feet.

Their tenants include Starbucks, Boswell Book Co., Downer Theatre, Pizza Man restaurant and Henry’s Pub and Grille on the west side of Downer Ave., and Cafe Hollander, Downer Cleaners, Breadsmith, Downer Wine & Spirits and Stone Creek Coffee on the street’s east side.

Bridge33 Capital also plans to develop a three-story, three-unit apartment building at 2604 E. Park Place. — across

Park Place from the Downer Avenue Commercial District.

That will replace a fire-damaged building that has been demolished.
