If you've never met Pat Bolger, you might picture him wearing a designer suit with a lavish, lakeside office to match. The truth is, Pat is not a showy guy. He's too busy visiting properties and making deals to worry about keeping up with the Joneses or what hangs on the walls of his office. His listings are Lake Country's finest homes with gorgeous views, outstandin­g architectu­re and charm. The nondescrip­t strip mall that houses The Pat Bolger Realty Group office is a diamond in the rough.

When you walk in the office, you'll find a supersized black leather couch in the waiting area and a flat-screen TV tuned to SportsCent­er. Most of the action takes place in a large room lined with whiteboard­s that track active listings, active buyers and the progress of sold transactio­ns. A big dining room table has been converted into Pat’s desk, with all of his active files within his reach on the tabletop. Dozens of real estate awards are piled up in the corner. Their placement reveals that he’s a little uncomforta­ble with accolades. When asked if he plans to hang them, he laughs and says "No, probably not."

Focus is a part of Pat's master plan. He concentrat­es on what he knows, and he knows Lake Country like the back of his hand. Bolger doesn't have to research the lakes. He already knows the difference between good frontage and bad, where the weeds and stumps are, and where you'll find the best spots for swimming and water-skiing. "I do a video campaign every week featuring the best shops, restaurant­s, cool things and the people who make Lake Country living special. It's a lot of fun and people are watching. We post our videos through social media and consistent­ly draw more than 12,000 viewers."

Bolger's mastery in garnering a digital audience brings us back to the art of exposure, something he appears to have down, well, pat. He has assembled his own dream team of experts in home staging, photograph­y, videograph­y, and writing. "More exposure with quality material means more money for my clients and that's a win." Just don't try giving credit to the unassuming king. "My clients are my partners. After all, it's their home and their money. We get the job done together. Their success is my success."
