Carnegie Hill Wales watch

The Hotel Wales, a cozy Carnegie Hill institutio­n for nearly 100 years, might be facing check-out time.

The 89-room inn at 1295 Madison Ave. at East 92nd Street has sold for $35 million to DLJ Manhattan Real Estate, an affiliate of DLJ Real Estate Capital Partners, according to a filing on the city’s Department of Finance Web site.

A Cushman & Wakefield sale-offering flyer last March said that the 10story, neo-Renaissanc­e property can be converted to residentia­l use as-ofright. It touted it as a “rare opportunit­y for conversion to a luxury mix eduse condo building” and noted that if converted into full-floor apartments, “every unit would have a Central Park view.”

The Cushman pitch said the Wales’ unused 6,611 square feet of air rights could be used to add a penthouse floor.

Although small by most standards, the Wales enjoys an outsize role in the life of the discreet, tony Carnegie Hill neighborho­od. Its retail storefront­s are home to two popular restaurant­s, Sarabeth East and Paola’s.

Originally known as the Hotel Chastiagne­ray — “a popular stomping ground for flappers, tycoons and returning WWII heroes,” according to the Wales’ Web site — it later fell into disrepair as a single-room occupancy hotel until new owners converted it to a fine boutique inn back in the 1980s.

Two SRO units remain in the building, according to the Cushman flyer.

No one at DLJ’s Broadway offices returned a call on Tuesday. Cushman brokers didn’t immediatel­y respond to e-mails.
